Some of REBNY's members-among the most successful brokers and developers in the city-talk about where they are setting their sights for the coming year. Considered the fastest-growing neighborhood for new development, the Wall Street area is no longer just about high finance and hedge funders' power breakfasts. Although it is still a neighborhood defined by skyscrapers towering over narrow, cobblestone streets framed in iconic edifices, such as the New York Stock Exchange and the Federal Reserve Bank, it is a developer's paradise for trophy homes with fairly high ticket prices, be they brand new or converted from bank and corporate headquarters buildings. In an area no longer considered tertiary, dozens of tony shops are popping up almost daily, including Tiffany, Hermes, Thomas Pink, Canali and BMW.

It's showtime Earvin "Magic" Johnson is all over the place with all kinds of projects. The former hoopster, who's one of the developers of Fort Greene's One Hanson Place (the old Williamsburgh Savings Bank Building - where The Post reported Wednesday, a penthouse condo is going for $3 million) and a condo building at 145 Park Place in Park Slope, seems to be scoring big in Brooklyn. And now he wants to go for a slam-dunk in New Jersey, too. Our Lauren Price reports that Johnson's Canyon-Johnson Urban Fund will announce a new ground-up residential project in Harrison, N.J., within the month. Another development in Elizabeth, N.J., a conversion of an old industrial property, is on the drawing board. No word on whether either of these projects will have their own basketball court. Johnson, who's already a movie-theater mogul with a multiplex in Harlem, continues to scour Brooklyn, Harlem, The Bronx, Queens and New Jersey for new projects.
