Essential Functions and Responsibilities

The Community Manager oversees daily operations, physical assets, and the financial performance of assigned properties. Responsibilities include coordinating leasing, collections, marketing, resident services, maintenance, risk management, expense control, reporting, and compliance with laws and company policies. Ensuring staff adherence to policies and legal regulations is also key.

Essential Duties:

  1. Implement strategies to enhance asset value.
  2. Process rent increase notices, track, and implement as scheduled.
  3. Manage accounts receivable, including tracking and reconciliation.
  4. Handle notices for unpaid and late rent, and communicate with management on policy improvements. Manage resident evictions and ensure timely processing of notices.
  5. Collect rents, maintain petty cash, ensure proper accounting, and deposit funds timely. Log and collect late charges and other fees.
  6. Manage property staff under guidance from Portfolio Managers.
  7. Foster harmonious relations among tenants, staff, owners, and the community.
  8. Complete weekly reports and maintain organized records.
  9. Assist in preparing for property inspections.
  10. Perform daily property inspections for visual appeal and safety.
  11. Maintain resident files and manage vendor relations.
  12. Implement company policies as per the Operations Manual.
  13. Ensure compliance with federal and state regulations.
  14. Manage resident transfers and maintain waiting lists.
  15. Show apartments, process applications, verify income, and certify eligibility.
  16. Maintain high occupancy through outreach and advertising, and develop retention strategies.
  17. Respond to resident complaints promptly.
  18. Explain rental agreements and policies to residents.
  19. Maintain consistent attendance during scheduled hours.
  20. Perform other duties as assigned.

Qualifications and Physical Demands

Successful performance requires meeting the following requirements, with reasonable accommodations for disabilities.

Education: High school diploma or GED; 1-3 years of experience in Tax Credit, HUD, or affordable housing preferred.

Licenses: Valid Driver’s License and insurance required.

Skills: Ability to read and interpret documents, write reports, speak effectively, perform basic math, and apply common sense to instructions. Capable of operating office equipment and managing multiple priorities with attention to detail and professionalism.

Physical Demands: Regular use of hands, talking, and hearing; occasional standing, walking, reaching, and lifting up to 25 pounds. Visual acuity required.
