The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make-ready repairs to all vacant units prior to move-in. HVAC certification is required.
Essential Duties and Responsibilities
- Perform repairs to make-ready units in a timely manner.
- Be responsible for 24-hour on-call duties, responding to on-call paging as scheduled by the Service Manager.
- Assist the Service Manager or Housekeeper with their work if necessary.
- Assist grounds personnel with trashing out units if needed.
- Assist the Service Manager with inventory control and the utilization of maintenance materials and supplies.
- Inspect the property for improvements and repairs and review findings with the Service Manager.
- Perform work order requests and ensure their completion on the same day when possible.
- Assist with maintenance requests from the Service Manager.
- Ensure grounds are free of litter at all times.
- Operate and perform scheduled maintenance on all equipment properly.
- Know the locations of gas and water meter emergency cut-offs, all apartment and fixture cut-offs, and sewer clean-outs.
- Paint interior and exterior surfaces as required.
- Assist the Property Manager or other staff members when requested.
- Maintain a professional appearance in uniform and display a positive attitude at all times.
- Follow the Maintenance General Operating Policies and keep the maintenance shop clean and organized.
- Be immediately available in case of snow or other emergencies.
- Perform other duties as assigned.
Qualifications
- HVAC skills with CFC certification required.
- CPO certification preferred.
- Skills in plumbing, electrical work, and carpentry.
- Knowledge of SDS and OSHA regulations.
- 608 Refrigerant Certification is preferred but not required; training can be provided.
Working Conditions
- Position may require night and weekend work.
- Required to be on call.
- Duties performed indoors and outdoors, including in extreme temperatures.
Education and Experience
High school diploma or GED preferred; or 1-3 months of related experience and/or training; or equivalent combination of education and experience.
Certificates, Licenses, and Other Skills
- Valid driver's license.
- CFC certification (where needed).
- Additional skills in pool certification may be required.
Physical Demands and Work Environment
Regularly required to stand, walk, handle, reach, and communicate. Frequently lift/move up to 100 pounds. Exposure to moving mechanical parts, chemicals, weather, and noise is typical.
