Community Manager

This is a skilled administrative position for managing residential commercial real estate. The Low Income Tax Credit (LIHTC) Community Manager is responsible for the overall management and operation of LIHTC properties, ensuring compliance with federal, state, and local regulations. The ideal candidate will have a strong understanding of LIHTC regulations, excellent communication skills, and a commitment to providing exceptional service to residents. Work involves managing the operations of an assigned tax credit community and performing related duties to ensure compliance with applicable HUD regulations and LIHTC requirements. The role aims to achieve financial and operational goals of the owners and company, maintain high occupancy rates, adhere to property standards, ensure owner and resident satisfaction, and control expenses.

Essential Duties and Responsibilities:

  1. Property Operations: Oversee day-to-day operations including leasing, rent collection, maintenance, and resident relations. Develop and implement property management policies to enhance efficiency.
  2. Compliance Management: Ensure compliance with LIHTC regulations, including tenant eligibility, income certifications, and reporting. Maintain accurate records of tenant files and documentation as required.
  3. Financial Management: Prepare and manage budgets, monitor financial performance, and ensure timely rent collection.
  4. Resident Relations: Foster a positive living environment, address concerns, resolve conflicts, and organize community events.
  5. Maintenance Oversight: Coordinate maintenance activities, ensure safety standards, and conduct regular inspections.
  6. Team Leadership: Supervise and train staff, promote teamwork and accountability.
  7. Community Engagement: Build relationships with local organizations and stakeholders, and stay informed about housing trends.

Requirements:

  • Minimum of 3 years property management experience, focusing on LIHTC properties.
  • Knowledge of LIHTC compliance requirements.
  • Strong financial skills, including budgeting and reporting.
  • Excellent communication and interpersonal skills.
  • Proficiency in property management software and Microsoft Office.
  • Ability to work independently and in teams.
  • Property management certification (e.g., COS, CPM, CAM, HCCP) is a plus.
