Job Description

In this role, you are responsible for all aspects of maintenance on the property, including apartment turns, preventative maintenance, building asset maintenance, and grounds maintenance. This includes ensuring the physical aspects of the community meet the company’s standards for safety, appearance, and operation.

PRIMARY DUTIES include but are not limited to:

• Comply with the company’s operating and safety policies and procedures.
• Adhere to federal, state, and local laws pertaining to community operations and Fair Housing.
• Uphold all company policies, goals, and values.
• Maintain a professional appearance in accordance with company policy.
• Contribute to team success and support fellow associates.
• Maintain high standards of the community’s physical condition.
• Participate in ongoing maintenance and improvement plans.
• Maintain positive communication and attitude towards team members and vendors.
• Ensure possession of necessary tools for maintenance tasks.
• Respond promptly to resident maintenance requests, aiming to complete work orders within 48 hours.
• Participate in a 24-hour on-call rotation as scheduled.
• Follow up on service requests to ensure customer satisfaction.
• Identify issues and take appropriate corrective actions within established standards.
• Inspect apartments for move-in quality and standards.
• Improve technical skills across all maintenance areas.
• Participate in asset management, including exterior and grounds maintenance.

KNOWLEDGE, SKILLS, & ABILITIES

• High school diploma or equivalent.
• Experience as an Apartment Maintenance Technician or similar role.
• HVAC certification is required.
• Ability to stand for extended periods and lift up to 70 pounds.
• Attention to detail, dexterity, and organizational skills.
• Availability to work on weekends.
