General Summary Under the supervision of the Regional Manager, the Community Manager is responsible for all aspects of leasing production at an apartment community. Essential Job Duties and Responsibilities Maximize rental revenue by maintaining high occupancy and reducing vacancy loss, bad debt loss, and concessions. Lead and supervise leasing/marketing and maintenance personnel. Supervise apartment turnover processes, including move-in/out inspections, application processing, and unit make-ready requirements, minimizing downtime and vacancy loss. Understand site leasing trends, traffic patterns, and product availability. Maintain high standards of cleanliness and maintenance for sales and leasing models, and communicate issues proactively. Improve Net Operating Income (NOI) through revenue maximization and expense controls while maintaining the physical asset. Recommend rent and fee adjustments based on market changes. Review and analyze monthly financial statements. Supervise accounts payable, including posting, coding, and approving invoices. Administer tenant leases, maintain good tenant relations, and enforce lease terms; ensure proper screening procedures. Prepare annual budgets and review financial reports for properties, providing updates to owners. Conduct periodic property inspections, maintain property appearance and performance, and address emergency maintenance issues. Supervise third-party vendors, evaluate service contracts, and manage bidding processes. Perform additional tasks as assigned. #J-18808-Ljbffr
