Position Description: **Signing Bonus $1000 after 90-days of employment** Downtown Bellevue Multifamily Apartment Community looking for an experienced candidate to be a part of our team. Please note that weekend shifts are a standard part of this position, as we aim to provide exceptional service during peak times. We are seeking a full-time Assistant Community Manager.

Reports To: Community Manager
FLSA Status: Non-Exempt
Summary: Supports the success of Epics multi-family residential communities. This role is vital in assisting daily operations, providing outstanding resident service, and ensuring financial and operational goals are met. As a key team member, the Assistant Community Manager partners with the Community Manager to foster a thriving and inclusive community, aligning with Epics mission to provide sustainable, workforce housing.
Essential duties and responsibilities include the following (other duties may be assigned):
Financial Management
\tCollect and process rent, fees, and deposits, maintaining accurate resident records and performing daily reconciliations.
\tAssist with creating and monitoring budgets, tracking expenses, and supporting financial reporting.
\tManage delinquencies by issuing notices, coordinating payment plans, and enforcing lease terms in compliance with policies.
Resident Relations
\tDeliver exceptional resident experiences by promptly addressing concerns and fostering a sense of community.
\tCoordinate and participate in resident events, creating engaging activities to promote retention and satisfaction.
\tConduct property tours, respond to inquiries, and assist with leasing efforts to maintain high occupancy levels.
Property Operations
\tSupport the Community Manager in overseeing daily property operations, ensuring adherence to company policies and standards.
\tProcess move-ins and move-outs, including inspections, lease reviews, and deposit reconciliations.
\tCollaborate with maintenance teams to address service requests and maintain property condition.
Administrative Excellence
\tUtilize property management software (e.g., Yardi, OneSite, or similar) to manage records, generate reports, and track key metrics.
\tReview and process vendor invoices, ensuring timely approvals and compliance with budget guidelines.
\tPrepare and file resident communications, lease documents, and other critical paperwork with accuracy and efficiency.
To perform this position successfully, an individual should demonstrate the following proficiencies:
Required
\tMinimum of two years of property management experience or equivalent.
\tProficiency in property management software (e.g., Yardi, OneSite, or similar) and Microsoft 365.
\tStrong organizational skills and the ability to prioritize tasks in a fast-paced environment.
\tExcellent communication skills, with a focus on delivering outstanding customer service.
Preferred
\tExperience with financial reporting, budget monitoring, and leasing operations.
\tKnowledge of fair housing laws and local regulations.
\tHigh school diploma or equivalent; higher education or certifications are a plus.
