Overview
We are seeking a dedicated and experienced Apartment Manager to oversee the daily operations of our 100 UNIT residential community in LAPEER . The ideal candidate will possess strong leadership skills and have experience in property management, including legal compliance, apartment rental sales, managing maintenance requests, managing unit turns, managing vendors, managing cleanliness and have a strong customer service acumen. This role requires a proactive approach to maintaining the property, managing tenant relations, and ensuring a welcoming environment for residents.
Duties
- Work with a regional director to Manage all aspects of this property operations, including leasing, maintenance, cleaning, vendor relations, and tenant relations.
- Maintain and ensure compliance with required Fair Housing regulations and landlord-tenant law.
- Utilize property management reporting tools for record keeping, data entry, filing, and customer relationship management.
- Conduct daily property inspections of the property to ensure cleanliness and maintenance standards are met.
- Handle tenant inquiries promptly and professionally.
- Solicit and manage contracts with vendors and service providers to maintain quality services at competitive rates.
- Manage online marketing platform to reach potential tenants.
- Maintain accurate records of leasing agreements, maintenance requests, and tenant communications.
- Provide exceptional customer service to residents, addressing inquiries and needs in a timely manner.
- Manage a staff of 2 additional employees and approximately 10 vendors for facilities management to coordinate repairs and maintenance activities and unit turns.
Qualifications
- Proven experience in apartment property management.
- Knowledge of professional Real Estate administration and industry best practices.
- Be willing and open to learning and be trained in best practices and standard operating procedure created by our company. Our company has been in Real estate for over 35 years and has a proven tract record of high quality property management.
- Have a positive attitude and is calm under pressure.
- Familiarity with Section 8 housing regulations and programs is preferred. Training to be provided. Less than 10% of units are have housing assistance. This property is work force housing.
- Strong understanding of sales process including potential client screening and qualifying. These techniques include scheduling, performing showings and negotiation skills, and lease execution.
- Excellent listening skills and problem solving abilities with a focus on customer satisfaction.
- Proficiency in administrative tasks including data entry, filing, and office management.
- Strong phone etiquette and communication skills are essential for effective tenant interactions.
- Ability to work independently while also being a collaborative team player.
