GCI Residential, is a prominent and diversified real estate development and management firm that is committed to offering exceptional places to live and work. This position is accountable to protect, maintain, and enhance the value of the assigned residential community in order to maximize financial return and for the benefit of the residents, prospects, and visitors. Organizes, directs, and manages the daily operations of the assigned residential community.
What You Will Do
- Achieve maximum occupancy and revenue growth.
- Work within budget parameters to maximize income and control expenses, assist in budget forecasting; responsible for preparation of monthly reports and quarterly variances.
- Manage collection of rents to ensure minimal delinquency. Attend court proceedings for eviction.
- Assist corporate and site employees with the planning and implementation of retention, marketing and advertising programs.
- Mentor, train and motivate subordinate employees and team members to meet and exceed goals and comply with company policies and procedures.
- Communicate company goals and expectations to staff; provide support and staff assistance.
- Assist with the hiring, evaluation and training of personnel; evaluate job performance; manage employee issues, complaints and disciplinary matters.
- Coordinate the production of market ready product with leasing, maintenance and housekeeping.
- Ensure professional, consistent communication with residents; resolve resident issues and complaints.
- Negotiate and sign routine vendor and contractor agreements under direction of Property Manager.
- Ensure quality and timely suite turnover to achieve property goals.
- Approve routine purchasing and invoice processing with review of Property Manager.
- Approve rental applications for managed site; review declined or conditional applications with Property Manager.
- Sign and execute leases for managed site.
- Deliver property correspondence to corporate office in a consistent and timely manner.
- Represent GCI in a professional manner at all times. Consistently maintain a professional and courteous attitude when dealing with residents, co-workers and the general public.
What We Need:
- Three to five years of experience as a site manager, leasing manager or related management experience. Industry experience strongly preferred.
- Associate or Bachelor Degree in Business, Education or Liberal Arts OR equivalent related work experience in real estate or sales management, training or marketing.
- Proven track record in meeting and exceeding goals
- Excellent verbal and written communication skills
- Top notch organizational, time management, and interpersonal skills
- Proven computer skills (MS Office and internet)
- Demonstrated problem solving skills
- Strong work ethic and a "whatever it takes" attitude
- Ability to motivate others
- Demonstrated understanding of Landlord/Tenant and Fair Housing Laws; ability to grasp all facets of real estate management
- MRI skills a strong plus
- Valid driver's license, clean driving record and insurance required
- Minimum of 40 hours required
- Regular attendance is mandatory
