Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living\'s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties and Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
  • Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Complete weekly/daily office and maintenance staff schedules and assignments
  • Address performance problems; document, communicate with direct supervisor and HR, and terminate appropriately when necessary
  • Promote harmony and quality job performance of staff through support and effective leadership
  • Ensure staff compliance with Company policies and procedures
  • Financial Management
  • Achieve the highest possible net operating income through cost control and revenue and leasing improvements; identify trends and recommend strategies and adjustments
  • Develop yearly operating budgets/forecasts
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges to ensure timely submission
  • Monitor timely receipt, reconciliation, and coding of all vendor invoices
  • Ensure property closeout is completed on time and ownership financial reports are accurate
  • Strategic Leasing Management
  • Develop yearly marketing plan and utilize marketing strategies and systems
  • Ensure leasing techniques are effective in obtaining closures, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date
  • Handle resident complaints, concerns, and requests to ensure resident satisfaction
  • Develop and implement resident retention programs
  • Show, lease, and move-in prospective residents
  • Administrative and Maintenance Management
  • Ensure all administrative and leasing reporting is accurate, complete, and submitted on a timely basis
  • Head emergency team for the property; coordinate proper response and handling of all property emergencies with staff, residents, buildings, etc., to minimize liability
  • Manage excellent customer service and monitor service request turnaround and maintenance staff responsiveness
  • Maintain property appearance and ensure repairs are noted and completed promptly; conduct regular property inspections
  • Plan for and utilize property resources, equipment, and supplies economically
  • Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform all on-site software functions; basic computer skills required
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly required to communicate with others, perform repetitive motions, and work overtime, weekends, and nights (emergencies)
  • Frequently required to remain in a stationary position or move about to accomplish tasks
  • Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, and other environments; capable of handling objects up to 25 lbs
  • Ability to work in various temperatures and outdoor conditions

License/Equipment

  • Must have reliable transportation due to emergency on-call requirement

Salary Range: $50000 per year to $52000 per year. This job description is not all-inclusive and may be modified. The offer includes a comprehensive total rewards package including benefits, 401K with employer matching, and bonuses where applicable. Full-time employees also receive paid sick days and company holidays.
