Overview
Leasing Manager (Newport News, VA) at Drucker + Falk, LLC. Weekend hours: Saturdays 10:00 AM – 5:00 PM. The office staff includes assistant managers and leasing associates. All staff should be trained in all aspects of the Rental Office operation and be available to perform tasks as needed. Duties may align with a Property Manager in training; Regional Property Managers may promote from the ranks of qualified, proven office staff.
Duties And Responsibilities
- Identify and outline unique selling propositions of the community for marketing and advertising.
- Implement marketing strategies and tactics for lease-up and stabilized communities, including a preferred employer program (upon RPM approval).
- Monitor the effectiveness of advertising sources and marketing initiatives in accordance with the marketing plan.
- Oversee and maintain marketing and vendor relationships and make recommendations based on budget and property needs, including Modern Message, Lease Hawk, Google, local photographer, and internet listing vendors/advertisers.
- Manage and direct the community’s marketing, print and internet advertising, sales activities, and other resources to achieve established revenue, occupancy, resident relations, and leasing goals and objectives.
- Under the direction of the Property Manager and/or Regional Property Manager, assist in gathering supporting detail and cost information needed for ongoing updates to the strategic marketing plan.
- Build and maintain relationships with outside contacts to promote the community brand through strategic marketing efforts for business-to-business networking. Participate with the local apartment association (with budget and RPM approval).
- Update the marketing plan quarterly at minimum and more frequently as needed.
- Create and track weekly/monthly leasing goals and provide feedback and action plans to the leasing team. Meet and exceed sales goals.
- Stay current with market conditions by shopping competitors, reading articles, and conducting market surveys regularly; stay up to date with technology and provide recommendations for implementation (with RPM approval).
- Create rent studies for new development or potential acquisitions as directed by Regional Property Manager or Marketing Coordinator.
- Oversee the marketing and leasing efforts of all team members assigned to the community to ensure maximum occupancy and superior lead management.
- Under the direction of Property Manager/Regional Property Manager or Marketing Coordinator, assist in setting up social media accounts and marketing collateral for new development communities as directed.
- Train, mentor, and provide ongoing guidance for leasing associates within the community or as assigned by the Property Manager and/or Regional Property Manager.
- Ensure all team members provide exceptional service and experiences as part of resident retention and engagement.
- Utilize social media platforms to advertise and maintain ongoing communication and interest for the community; respond to posts within 3 business days.
- Plan, organize, execute, and host resident events and community outreach events.
- Maintain a professional appearance and positive attitude.
- Have working knowledge of markets for communities under direction.
- Market apartments, including showing available units to prospective residents.
- Check and/or review the credit, employment and prior rental references of all applicants following company and Equal Housing Opportunity guidelines.
- Prepare leases and lease packages.
- Collect rents and other fees and deposit them following Drucker + Falk, LLC accounting guidelines.
- Prepare and/or distribute resident correspondence including late notices, legal notices, rent increases, lease renewals, and warning letters.
- Perform typing, filing, leasing, computing, and other duties as required.
- Represent Drucker + Falk, LLC in court for community-related actions.
- Maintain high standards of resident relations.
- Relieve the Property Manager as needed.
- Inspect the property as directed.
- Supervise specified employees.
- Handle maintenance requests according to Drucker + Falk, LLC guidelines.
Education And/or Experience
- 4-year Degree (preferred)
- 2-year Associates Degree
- 7 years general, full-time business experience
- 5 years’ experience in Property Management
Certificates, Licenses, Registrations
- ARM, CAM, RAM, or HCCP preferred
Other Skills And Abilities
- Knowledge of Residential Property Management
