The purpose of this position is to manage the strategy and execution of marketing activities for the assigned Davidson Homes division. This position works under the direction of the Division sales leader but will coordinate with other divisions and community partners in the promotion of Davidson Homes. This is an in-office role, not remote or hybrid. Responsibilities

Be a Davidson Homes brand champion, driving the Davidson Homes brand to flourish in the eyes of the customer as well as employees. Create a forward-thinking, results-oriented marketing strategy that inspires Davidson Homes customers to engage in our process and fuels significant business growth, with comprehensive digital and traditional channels and a focus on identified growth markets as part of our national strategy. Oversee and guide the implementation of the marketing strategy by optimizing the costs and benefits of tactics and team. Focus on measuring the effectiveness of campaigns and channel performance. Identify new or underutilized pathways to customers that drive engagement and sales. Develop and execute brand standards for community marketing plans, budgets, deliverables/tactics, and vendor relations. Create and oversee marketing and branding activities including collateral and materials, print, advertising, signage, web/video/photo content, digital, electronic and social media, direct mail, and more. Coordinate and attend special events, community activities, and on-site events to assist in managing vendors and traffic flow. Execute sales center fabrication, ordering, installation, and programming. Perform market, brand and product research and analysis; monitor external and internal factors for development of new product and market segments. Ensure onsite and online sales teams understand segmentation, strategy, USP and competitive advantages/disadvantages. Enforce strict adherence to brand standards and guidelines across all internal and external partners. Develop comprehensive plans from audience selection to offer and messaging strategy, vehicle selection, creative development, evaluation and optimization in alignment with goals. Manage agencies in creation of online and offline marketing initiatives including direct mail, email, collateral, signage, displays, ads (online and offline), events and web page content. Oversee and coordinate the division sign program, ensuring signage is within brand guidelines and standards. Serve as brand gatekeeper for the division, ensuring every consumer touchpoint with the Davidson Homes brand is consistent, premium, and aligned with brand guidelines. This includes visiting models and sales offices to review presentations, signage and collateral, and providing on-site promotional support where needed. Evaluate and manage online content to ensure adherence to brand standards and drive conversion metrics; review division, community and plan pages at DavidsonHomes.com to ensure the USP, assets and messaging are current. Marketing and Sales Strategy and Implementation

Work closely with the VP of Sales to ensure marketing programs are aligned with Division goals. Develop, manage and execute annual/quarterly marketing strategies and division and community marketing plans. Take a leadership role in opening new communities and launching new products and plans. Ensure that sales tools and community appearance meet standards. Collaborate with Division Leadership to measure sales and traffic, evaluate sources/drivers, and adjust campaigns to maximize visitor traffic to community sales centers. Source, engage, and manage strategic partners and vendors, including agencies, consultants, freelancers and other suppliers, with contract negotiation and budget management. Serve as local market expert responsible for monitoring competitive activity online and on-site in communities. Project Management and Execution

Manage projects and deadlines with vendors and the internal marketing team via Asana or other project management systems. Own the holistic lead management database messaging capabilities for the division, including triggered emails, e-blasts, and messages sent on behalf of individual communities and sales counselors. Support the online sales team with content as needed. Division and Sales Community Support

Budget management: create and manage a yearly marketing budget and ensure investments have measurable outcomes to refine marketing efforts. Responsible for all model/sales center content and implementation of DH sales center guidelines. Promotion of division messaging; coordinates with corporate marketing. Updates web content regularly through the content management system under the supervision of the VP of Sales, including setup of new communities, new floor plan setups and overseeing all web listings. Ensures all content is accurate and up to date. Community support including supply orders for all sales centers, coordinating furniture and moves, and managing all model and inventory photography and storage. Minimum Qualifications

Minimum 5 years of progressive marketing or advertising experience required. New home sales or Real Estate experience preferred. BA/BS in Marketing, Communications, or related field required. Knowledge of Microsoft Office Suite (Word, Excel, PowerPoint, Outlook 365) and familiarity with Adobe Creative Suite (InDesign, Photoshop, Illustrator). Proficient knowledge with social media platforms (Facebook, LinkedIn, Twitter, Instagram, etc.). Strong track record of developing and executing 360 strategic marketing plans and associated tactics. Adept at managing agency partners and applying best practices in evaluating creative. Highly organized with attention to detail and quality execution, yet understands role in big picture. Outstanding written and verbal communication skills. Preferred Experience and Qualifications

Direct experience developing and managing strategic plans, budgets, and external resources. Experience with homebuilder or real estate knowledge and exposure. Passionate, result oriented, and highly motivated person experienced with residential marketing. Authentic, team player, results driven and detail oriented. Proven ability to develop collaborative relationships with corporate and field teams and community marketing teams. Knowledge of Asana, Google Data Studio, HubSpot, AgoraPulse. Basic understanding of Search Engine Optimization to implement a strategy aligned with maximized web traffic. Davidson Homes LLC is an equal-opportunity employer.
