Community Manager — Essential Duties & Responsibilities
- Personnel Management: supervise on-site staff, screen, hire, train, coach, and develop; ensure ongoing training and compliance with training benchmarks.
- Staff scheduling and assignments: Complete weekly/daily office and maintenance staff schedules.
- Performance management: address performance issues, document actions, and coordinate with supervisor and HR as needed; terminate when necessary.
- Staff development: promote quality job performance through leadership and support; ensure compliance with company policies and procedures.
- Financial Management: work to maximize net operating income through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and vendor invoices; ensure timely financial reporting.
- Strategic Leasing Management: develop yearly marketing plans, implement marketing strategies and systems; ensure effective leasing techniques, following up, signing/documentation, and reporting systems; respond to resident complaints and maintain satisfaction; implement resident retention programs.
- Administrative & Maintenance Management: ensure reporting is accurate and timely; lead emergency response for the property; monitor service request turnaround and responsiveness; maintain property appearance and conduct regular inspections; manage resources, bids, and contractor coordination; supervise maintenance and rehabilitation activities to ensure quality and expediency.
- On-site operations leadership: ensure compliance with Asset Living policies, safety, fair housing guidelines, and liability considerations.
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly communicate with others; ability to work overtime, weekends, and night hours for emergencies.
- Remain stationary or move about as needed; may stand or sit for prolonged periods; operate in various environments and conditions; lift and move up to 25 lbs.; work with hazardous chemicals.
License/Equipment
- Must have reliable transportation due to on-call emergencies.
Compensation and Benefits
At Asset Living, compensation decisions consider factors such as skill set, background, and certifications. The offer may include a comprehensive total rewards package with medical/dental/vision, life and disability insurance, 401K with employer match, commissions and performance bonuses when applicable, paid sick days, and company holidays.
Salary Range
$80,000 per year to $85,000 per year
