Overview
The Marketing Director is responsible for generating and managing leads for our senior living community and qualifying prospects to move them through the admission process to achieve budgeted occupancy targets. Develop the property’s marketing, public relations, and advertising programs to build a growing base of referral sources and to promote the programs provided at the property. Maintain knowledge of the property’s products and services to effectively represent the community to referral sources and prospects. Spend a portion of the work week marketing and selling outside of the community. Maintain a working knowledge of local market trends and competitors to assist in developing sales and marketing strategies and action plans. Reports to: Executive Director.
Responsibilities
Develop an organized marketing and sales approach to move prospects through the sales process to achieve budgeted occupancy targets.
Maintain budgeted occupancy by generating qualified inquiries, referrals, tours, and closing sales.
Utilize recognized sales methods to achieve targeted closing ratios with value-based options that make sense to the client.
Receive and respond to inquiries; follow up via telephone, cards/letters, mailings, and other means; enter information in the You’ve Got Leads database; keep referral and customer information up-to-date.
Identify, build, and maintain an effective network of community and professional sources for resident referrals; spend part of the workweek out of the property engaging in these activities.
Meet marketing contact targets weekly and maintain an outside referral database of qualified contacts.
Develop an active referral base within the community through personal visits and sponsored networking events; accurately represent the community, services, and pricing in all interactions.
Monitor model and respite rooms daily; ensure rooms are ready for tours; furnish and decorate model and respite rooms as needed.
Conduct morning walk-throughs to ensure readiness for tours; address any maintenance or readiness issues at the start of each day.
Complete marketing reports weekly and review with the Executive Director; maintain availability lists for model, respite, and rent-ready rooms.
Attend appropriate networking events; ensure You’ve Got Leads database is up-to-date and accurate.
Measure success by establishing systems to track referral sources and inquiries from callers and walk-ins; assist with processing information needed for move-ins.
Collaborate with the Executive Director and Regional Sales & Marketing Director to develop creative marketing and advertising plans; coordinate public relations efforts.
Develop a Competitive Market Analysis at least twice a year or as directed; support development of brochures, public service announcements, and other promotional materials.
Participate in daily stand-up meetings to communicate department issues; perform day-to-day clerical work as needed.
Maintain knowledge on aging, assisted living, and dementia care through continuing education; assist with event setup and teardown as required.
Support a positive, professional image and a safe, secure environment for staff, residents, and guests.
Perform other duties as assigned by the Executive Director.
Qualifications
Education: Bachelor’s degree in communications, public relations, marketing, or related field (or equivalent experience).
Experience: Minimum of two years’ experience in long-term care or related field preferred; knowledge of healthcare terminology helpful.
Mathematical Skills: Ability to perform calculations for tracking referrals, reports, and admissions documents.
Reasoning Skills: Ability to understand complex issues, make decisions, and prioritize requirements of the job.
Oral/Written Communication: Excellent communication skills with referral sources, residents, families, and coworkers; ability to speak confidently in groups.
Equipment Used: Proficiency with basic office equipment and computer systems for job performance.
Physical Requirements: Mobility to perform job duties; ability to spend substantial time outside the community marketing and selling; health requirements as specified by policy.
Personal Characteristics: Compassion for older adults; genuine concern for their physical and emotional needs; teamwork and integrity.
Working Conditions: Well-lit, appropriately ventilated office; routine work outside the community; regular travel as required.
Other: Must pass a criminal record clearance prior to beginning work in the community (as required by Title 22).
