Floating Leasing and Marketing Specialist
The position supports leasing, marketing, and lead management for new construction/lease-up communities across the portfolio with a focus on converting leads to leases, managing application paperwork, move-in planning, and lease renewals. The role involves local outreach, business networking, and planning/open house events, with a strong emphasis on delivering excellent customer service and maintaining occupancy and rent targets. Base pay and work arrangement
Base pay range: $31.25/hr This is an onsite, full-time position (40 hours per week) with a 40% travel requirement. Typical schedule: Monday through Friday, 8:00 AM to 5:00 PM, with occasional evenings and weekends as needed. Responsibilities
Interact with prospective and current residents to maximize occupancy, generate and manage traffic, conduct property tours, lease apartments, qualify prospects, follow up on leads, and distribute promotional materials to targeted audiences. Prepare lease documentation, complete move-in paperwork, maintain databases, and ensure show units and amenity areas meet company standards. Deliver customer service that exceeds expectations for new and current residents. Educate and implement WinnCompanies programs, processes, and policies for residents. Review, prioritize, and distribute resident service requests as required. Manage project tasks for campaign accuracy, floorplan inventory, and rent setting; update advertisements and promotional messages based on construction milestones across listings, websites, and social channels. Oversee the marketing document library to ensure correct files and supplies are in use. Maintain relationships with area businesses, employers, and real estate brokers to generate new business and stay current with local events and trends. Plan and facilitate on-site or off-site events for early leads, VIP leads, brokers, and local chambers of commerce members. Stay up to date with federal, state, and other regulatory requirements and programs. Requirements
Bachelor's degree in business, sales, or marketing. 1 year of relevant work experience in multifamily property management, leasing, and/or hospitality. Ability to comprehend and communicate complex verbal information. Experience with computer systems, particularly Microsoft Office. Outstanding verbal and written communication skills. Excellent customer service skills. Ability to manage multiple assignments and tasks. Ability to travel up to 40% of the time throughout the United States. Current driver's license in good standing and ability to meet driving records standards. Preferred Qualifications
NALP Certification. Bilingual in English and Spanish. Knowledge of RealPage property management software, Knock CRM, and social media platforms. About the company and benefits
