Responsibilities
- Manage day-to-day operations at the assigned property, on-site compliance activities, and overall property performance.
- Ensure adherence to laws relating to leasing, including HUD, Fair Housing, ADA, and Fair Credit Reporting Act.
- Remain compliant and knowledgeable in HUD 4350.3 Handbook.
- Develop responses to regulatory agencies in coordination with the Compliance Department.
- Implement intervention strategies with Regional Managers and Compliance Department for tenants who are non-compliant.
- Prepare site REAC reviews, EHS violations cleared, MOR, Investor Site Reviews, LIHTC Reviews, and conduct annual/interim recertifications.
- Assist tenants with requests, questions, problems, and complaints; monitor arrears and litigation cases.
- Document lease violations and coordinate evictions; direct collection of rents and late fees, process applications, and pursue delinquencies; monitor bad-debt write-offs.
- Alert staff of move-ins, move-outs, and emergencies.
- Supervise and coordinate preventive and emergency maintenance/repairs to ensure regulatory compliance.
- Coordinate vendor bids and contractor quotes; conduct unit inspections and semi-annual walk-throughs with the Building Superintendent.
- Create reports to ensure buildings are properly maintained and address needs.
- Provide updates on construction projects and unit renovations; work with construction team to avoid violations and coordinate inspections and access.
- Attend monthly financial catch-up meetings and monitor budgets.

Qualifications
- Three (3) years of management experience including supervising a team (property management, hospitality, retail, or restaurant management).
- COS (Certified Occupancy Specialist) or CPO (Certified Professional of Occupancy) certification.
- Bachelor's degree preferred.
- EIV experience.
- Yardi experience preferred.
- TCS certification for tax credit properties.
- Experience in Affordable Housing
- Proficient in Microsoft Office Suite.
- Ability to multi-task and meet tight deadlines.
