Position
COMMUNITY MANAGER
The Community Manager is responsible for overseeing the operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management. As on-site leader, you will supervise property and staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations.
Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks
- Complete weekly/daily office and maintenance staff schedules and assignments
- Address performance problems, document appropriately, communicate with supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through effective leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management
- Achieve high net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor deposits, rent collections, and charges for timely submission
- Monitor vendor invoices for timely receipt and reconciliation
- Ensure property closeout is completed on time and financial reports are accurate
- Strategic Leasing Management
- Develop yearly marketing plan and use marketing strategies and systems
- Ensure effective leasing techniques and accurate reporting; follow-up and documentation of leases
- Address resident complaints, concerns, and requests to ensure satisfaction
- Develop and implement resident retention programs
- Show, lease, and move-in prospective residents
- Administrative & Maintenance Management
- Ensure all administrative and leasing reporting is accurate, complete, and timely
- Head emergency team for the property; respond to emergencies with staff and residents within guidelines to minimize liability
- Manage excellent customer service and monitor service request turnaround and maintenance responsiveness
- Maintain property appearance; conduct regular inspections and ensure timely repairs
- Plan and utilize resources, equipment, and supplies economically
- Direct maintenance, construction, and rehabilitation activities to ensure quality and efficiency
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience and/or training; or equivalent combination
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regular communication with others; ability to exchange information; may require lifting up to 25 lbs; willingness to work overtime, weekends, and nights as needed (emergencies)
- Frequent standing or sitting for prolonged periods; movement between worksites
- Occasional climbing ladders, stairs, or scaffolding; exposure to various environments; ability to work in tight spaces and outdoor conditions
License/Equipment
- Must have reliable transportation due to on-call/emergency requirements
Compensation note: Compensation decisions consider skill set, background, certifications, and related factors. The offer includes a total rewards package with benefits (medical, dental, vision, life, disability), 401K with employer matching, and potential commission/bonuses where applicable. Full-time employees receive paid sick days and holidays.
Salary Range: $90,000 per year to $95,000 per year
