Community Manager - Affordable at Fairfield Residential. This role reports to a Regional Manager and leads on-site property operations to meet revenue, occupancy, and service targets while maintaining high standards of customer service and resident retention.

What you can expect to do in this role

  • TEAM MANAGEMENT: Recruit, lead, motivate, and develop a high performing and diverse staff. Provide coaching, guidance, ongoing feedback and light mediation. Ensure adherence by all staff to company policies and procedures.
  • FINANCE MANAGEMENT: Prepare, execute and own the property’s operational budget. Utilize an online accounting system such as Yardi to generate and review reports, ensure the property is within budget, and make cost savings and revenue opportunities recommendations. Oversee customer collections and implement legal proceedings when necessary.
  • PROPERTY MANAGEMENT: Ensure budgeted occupancy levels at budgeted rental rates, conduct property inspections and coordinate tours for corporate or investor audiences. Maintain a collaborative relationship with the on-site team to welcome new residents.
  • AFFORDABLE COMPLIANCE: Gather and follow up on verifications of income for LIHTC and/or HUD programs. Monitor usage of income and rent limits and utility allowances. Walk units to prepare for state inspections. Maintain a positive relationship with local housing authority.
  • SALES & MARKETING: Execute marketing programs per branding standards. Ensure property content is accurately represented on marketing assets and online channels.
  • CUSTOMER SERVICE: Increase resident satisfaction through lease renewal strategies and retention plans. Act as a Fairfield ambassador by professionally addressing residents’ concerns.

What you’ll need on day one

  • Minimum of three years of property management experience.
  • Minimum of three years LIHTC experience.
  • Experience using Microsoft Outlook, Word, and Excel.
  • Experience preparing for a REAC inspection, as needed for HUD properties.
  • Leadership experience and staff management preferred.
  • Experience using Yardi or other related property management accounting software.
  • Experience in writing and maintaining budgets.
  • Strong understanding of federal, state and local fair housing laws and provisions.
  • Strong knowledge of IRS 8823 guide and HUD 4350.3 Manual.
  • Ability to read and understand regulatory agreements.
  • Track record of maintaining occupancy and net operating income in multi-family property management roles.
  • High school diploma or equivalent required; Bachelor’s degree preferred. Industry certification preferred. Housing Credit Certified Professional (HCCP), Certified Credit Compliance Professional (C3P), Certified Occupancy Specialist (COS) or Certified Professional of Occupancy (CPO) designation preferred for HUD properties.

Estimated Rate of Pay: $73,447.62 - $77,128.34. This position is exempt; the range reflects annual salary. Pay range is determined by skills, location, and job complexity. The range may vary by candidate, and does not include allowances, perks, commissions, or bonuses.
