Job Title: Community Manager

Pay: $30 per hour, plus commission

Job Summary

The role of an AMC Community Manager requires high energy, a burning desire to make a difference in people’s lives and a commitment to anticipate and exceed the expectations of our residents, prospective VIPs and co-workers. This diverse role combines leasing, revenue and expense management, maintenance management, sales, customer service, marketing and leadership.

Essential Job Duties

  • Lead daily team meetings to uphold AMC Employee Promise and Vision Statement and outline priorities for the day in coordination with Maintenance Supervisor.
  • Walk the property daily to ensure curb appeal and prepare market window.
  • Demonstrate excellent telephone and presentation sales skills and deliver exceptional customer service while handling prospective residents, including property tours and follow up.
  • Work with Regional Director and AMC approved screening company to process rental applications.
  • Prepare or review leases and move-in packets and coordinate move-in process with new resident.
  • Coordinate resident events with the goal of maximum participation and high resident retention.
  • Understand target market of the community by outlining marketing goals, preparing regular market surveys, communicating with and shopping surrounding communities, and managing advertising and promotions with the Marketing Director.
  • Prepare move-out paperwork, inspect vacant apartments for damages, and schedule turnover maintenance with the Service Director.
  • Maintain organized resident files and input renovation information in MRI.
  • Handle monthly administrative tasks including rent collection, deposits, three-day notices, eviction proceedings, lease renewals, increases, and budget review.
  • Negotiate contracts, manage vendor performance, code, approve and ensure bills are paid on time through the accounting system (AVID).
  • Approve and report payroll information in Kronos to the corporate office before the deadline.
  • Complete employee evaluations and develop team members through vision and goals and career development plans.
  • Conduct monthly safety meetings; inspect the property and report safety hazards, damages and repairs; verify completion in compliance with OSHA and company policies.
  • Adhere to policies and procedures manuals and perform other duties as assigned.

Qualifications

  • Industry managerial experience.
  • Knowledge of MRI, leasing, revenue and expense management, maintenance management, sales, customer service, marketing and leadership.
  • Ability to score at or above AMC standards on mystery shop report.
  • Respond to emergency phone calls and be available to work weekends.
  • Proficient in MS Word, Excel and Outlook, email, internet and social media as it pertains to marketing of the community.
  • Strong interpersonal, written and verbal communication skills in English and ability to understand legal documentation and perform intermediate mathematics.
  • Punctual, professional, and able to follow directions from the Regional Director; able to interact well with coworkers and residents and give/receive feedback.
  • Maintain a professional image and attitude; adhere to AMC policies when dealing with prospects, residents and vendors.
  • Demonstrate strong sales skills in presenting features, benefits and closing.
  • Provide VIPs with a welcoming and caring attitude.
  • Display responsibility, ethics, time management, multitasking and leadership, with integrity at all times.
  • Must be assertive, independent, energetic, flexible, motivated, goal-oriented, driven and organized.
  • Must maintain reliable transportation, valid driver’s license and valid vehicle insurance.
  • Physical ability to bend, stretch, reach, grasp, stand, sit, walk and climb stairs for long periods as required.
