Job Title: Community Manager - LIHTC/HUD EXPERIENCE REQUIRED Supervisor: Senior Community Manager/Portfolio Manager/VP of Community Operations FLSA Status: Exempt (Salary) Job Summary
Responsible for the operational and financial aspects of a community and meeting company goals in those areas. Results are achieved by facilitating the optimum performance of the community in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies. This team member must be willing to travel between Maryland, DC, and VA. Essential Duties and Responsibilities
Operate the community within the financial guidelines and approved budget. Ensure rents are collected when due, and monies are posted in a timely manner. Issue 5-day notices (Pay or Quit) and evictions. Work one weekend a month, preferably the first weekend of the month. Perform physical inspections of the community and verify the condition of vacant apartments. Coordinate with maintenance staff to ensure timely reconditioning of apartments after move-out. Direct supervision of the office staff and maintenance supervisor. Indirect supervision of maintenance operations including maintenance technicians, grounds and housekeeping. Know fair housing laws. Interview, hire and onboard all community team members. Order maintenance uniforms and ID badges. Maintain a professional appearance and behavior for self and the community team members. Manage inventory and ordering of all necessary administrative supplies and equipment for the office staff. Ensure thorough knowledge, implementation and enforcement of all company policies and procedures across all departments. Supervise leasing of the community through the office and leasing personnel, ensuring sales techniques and methods are used effectively and professionally. Approve and submit all invoices for payment through Nexus. Ensure all personnel respond to resident requests or complaints in a timely, efficient and courteous manner. Generate and analyze reports such as Leasing Trends, Financial Performance and Projections, and Occupancy Verifications. Implement, design and maintain a resident retention program (e.g., resident referral program or social activities). Ensure all personnel operate within OSHA standards and company safety policies. Report any unusual or extraordinary circumstances regarding residents or the community. Pursue educational opportunities and self-improvement for personal growth. Willing to travel between Maryland, DC, and VA as needed. Supervisory Responsibilities
Directly supervises one or more team members in the office and/or maintenance teams. Responsible for interviewing, hiring and training, planning, directing, and evaluating staff performance; addressing complaints and resolving problems in accordance with company policies and applicable laws. Qualifications

High school diploma or GED; or three to five years related experience and/or training; or equivalent combination of education and experience. LIHTC/HUD EXPERIENCE REQUIRED. Communication and Presentation Skills
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to prepare reports and business correspondence. Ability to present information to managers, residents, customers, and the general public, both in one-on-one and small group settings. Leadership and Staff Development
Experience in managing a diverse workforce. Ability to manage conflict, provide direction, and drive business results by managing staff performance. Analytical and Mathematical Skills
Ability to perform basic arithmetic, analyze operating statements, identify unusual trends, and apply mathematical concepts to practical situations. Problem Solving and Reasoning
Ability to make and implement decisions under conditions of risk and/or uncertainty; apply common sense to carry out instructions and handle problems with a few variables in standardized situations. CERTIFICATES, LICENSES, DESIGNATIONS
The Certified Apartment Manager (CAM) or Resident Apartment Manager (RAM) designations are highly recommended. Fair Housing must be completed within 1 day of hire. Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within 7 days of hire. Physical Demands
