Community Manager, Property Management, Section 8, Affordable Housing, Compliance About the Real Estate Company / The Opportunity: Our client, a dynamic player in the Real Estate industry, is seeking an experienced Community Manager to oversee daily operations and ensure compliance with affordable housing programs like Section 8 and LIHTC. This role offers the opportunity to lead a team, manage multiple properties, and contribute to the development of budgets while ensuring high standards of property management. Located in Fairbanks, Alaska, this position also includes a $500 signing bonus, a $1,500 retention bonus, and relocation assistance within Alaska. Responsibilities: Supervise community staff to ensure efficient operations and a smooth workflow. Maintain the waitlist at 30% and ensure vacant units are turned and rented within 5 days. Conduct daily property cleanliness inspections and organize resident functions. Ensure compliance with affordable housing programs, including Section 8 and Tax Credit requirements. Collaborate with the Regional Manager on staffing, hiring, and annual budget preparation. Monitor property expenses to remain within budget and manage delinquencies. Ensure accurate and timely resident paperwork, including certifications and re-certifications. Prepare for Management Occupancy Reviews and generate weekly, monthly, and annual reports. Post legal notices and proceed with legal actions when necessary. Utilize Onesite software efficiently for property management tasks. Must-Have Skills: 5+ years of property management experience in a managerial role. Experience with Section 8, LIHTC and affordable housing programs. Strong verbal and written communication skills. Ability to manage tasks efficiently in a fast-paced environment with minimal supervision. Familiarity with clerical practices, office procedures, and automated equipment. Nice-to-Have Skills: Experience with Onesite property management software. Knowledge of Tax Credit compliance processes. Strong organizational skills to manage multiple properties and teams. Proven ability to plan and execute resident events or community functions. Experience working in geographically diverse or remote locations.
