Essential Functions / Responsibilities

  • Responsible for meeting established budget guidelines by ensuring all rents are collected and posted in a timely manner, vendor/contractor communications are precise and that net operating income is achieved at the highest possible rate
  • Hires, terminates, trains and motivates on-site staff to exceed operational goals
  • Ensures lease files are executed properly and all records are submitted to corporate office in a timely manner
  • Initiates and implements policies and procedures to maintain positive client communications
  • Physically inspects community regularly to ensure make-readies and preventative maintenance programs are being successfully completed
  • Maintains awareness of marketing and leasing trends and strives for occupancy rates to stay above corporate goals
  • Promptly and effectively addresses any liability issues that could cause danger to staff, residents or guests and reports all incidents and injuries to corporate office immediately

Qualifications

  • High school diploma or equivalent is required. Bachelor's degree is preferred
  • Minimum 2 years' experience in property management
  • Bilingual preferred
  • Proficient in Microsoft Office (Word, Excel)
  • Able to multitask and meet deadlines in a timely and organized manner
  • Demonstrated ability to lead teams, secure leases and exceed sales goals
  • Valid driver's license and reliable transportation required

Physical & Other Requirements

  • Stand and walk or sit alternatively, depending on specific needs of the day. Estimate 60% of time is spent on feet and 40% sitting at desk.
  • Have occasional need (33% to 66% of the time) to perform the following physical activities: Bend/Stoop/Squat, Pick up litter, Filing, Climb stairs, Inspect and Show community, Push or pull, Open and close doors, store/retrieve supplies
  • Have frequent need (33% to 66% of the time) to perform standing and walking activities related to inspecting and presenting community
  • Constant need (66% to 100% of the time) to perform writing/typing, grasping/turning, and finger dexterity tasks with office equipment
  • Lifting/Carrying: Over 25 pounds rare; 20-25 pounds occasional; Less than 20 pounds frequent; Under 10 pounds constant
  • Vision: Constant to frequent need to read and review reports, view computer screen, and see details; must determine colors properly for decorating, design, paints
  • Hearing and Speaking: Constant need to communicate over telephone and in person with various stakeholders
  • Driving: Frequent need to use personal transportation to inspect the property and run errands; mileage and gas are not reimbursed. Must have valid driver's license and vehicle insurance
  • Working environment: Indoors 66%–100%; outdoors 33%–66%; occasional exposure to caustics, solvents, oils, fumes, flammables, pesticides, etc. (less than 10% of the time)
  • Reasoning development: High level to apply logical thinking, define problems, collect data, establish facts, draw conclusions and initiate action; effectively convey ideas to a diverse group
