Overview

We are looking for an enthusiastic and results-oriented Apartment Community Manager to lead the daily operations and financial success of a vibrant apartment community. This hands-on position requires a balance between achieving business objectives and fostering a welcoming, well-maintained living space. Your success will hinge on assembling a motivated team, ensuring exceptional curb appeal, maximizing occupancy, and managing the property's budget effectively. Evening or weekend work may be necessary based on operational needs.

Key Responsibilities

Community Presentation & Maintenance

  • Regularly inspect the property to ensure all areas are clean, safe, and visually appealing.
  • Work closely with the maintenance team to coordinate repairs, preventative maintenance, and timely apartment make-readies.
  • Ensure amenities, landscaping, and common areas meet high-quality standards.
  • Oversee renovation projects and improvements while providing consistent updates to the leadership team.

Leasing & Resident Experience

  • Drive occupancy rates through effective marketing, leasing strategies, and lease renewal programs.
  • Stay updated on market trends and local competition to optimize pricing and promotions.
  • Guide the leasing team with training, goal-setting, and performance monitoring.
  • Build strong resident relationships through open communication and prompt service, including attending or hosting resident events when required.

Financial & Administrative Management

  • Prepare and manage the property’s annual budget while monitoring income and expenses closely.
  • Oversee rent collection and enforce lease terms while managing delinquencies according to applicable laws.
  • Review invoices and vendor contracts, seeking cost-effective solutions whenever possible.
  • Generate accurate and timely reports on property operations, occupancy, and financial performance.

Team Leadership

  • Recruit, train, and mentor on-site staff, establishing clear expectations and providing consistent performance feedback.
  • Create a collaborative environment that fosters accountability, initiative, and professional growth.
  • Ensure all operations adhere to company policies, procedures, and compliance regulations.

Additional Duties

  • Assist with leasing or maintenance tasks during peak times or staffing shortages.
  • Suggest and implement operational improvements to boost efficiency and resident satisfaction.
  • Maintain a strong focus on property safety and risk management practices.

Qualifications

  • Minimum of 3-5 years’ experience managing multifamily properties.
  • Experience overseeing renovations is a plus.
  • Strong leadership and communication skills, with the ability to inspire your team.
  • Knowledge of property management software, budgeting, and fair housing laws.
  • A customer service-oriented mindset with exceptional problem-solving capabilities.
