The Seattle Public Library is seeking a Building Engineer in the Facilities Maintenance Department. This Regular, FLSA non-exempt, benefitted, full-time position (80 hours per pay period) may be assigned to the downtown Central Library or branch libraries. Salary range: $39.84 - $43.96 per hour. Schedule: Monday through Friday, 6:00 AM – 2:30 PM, with availability after-hours and weekends as needed. This position is represented by AFSCME and requires driving a library service vehicle as needed and standby duty on a rotational basis. Responsibilities

  • Diagnose, troubleshoot and resolve HVAC problems. Monitor system functioning using computerized controls. Lead emergency HVAC responses to keep facilities open, safe and comfortable. Interpret data from control systems and coordinate corrective actions with vendors and library maintenance staff. Perform elements of plumbing, refrigeration, pneumatic and electrical/mechanical work to ensure efficient operation.
  • Operate building automation systems and controls. Monitor daily system functioning and make corrections. Operate Siemens software and computerized controls. Advise library and maintenance staff about system and operational problems.
  • Oversee maintenance and repair of the Library’s HVAC systems. Develop and implement regular maintenance schedules for Central and branch libraries. Coordinate services of vendors and contractors for upgrades or major repairs. Maintain up-to-date system information and documentation.
  • Provide administrative support for HVAC operations. Develop reports and studies, maintain operating and maintenance records, and assist with communications with contractors and staff. Maintain system documentation and use the computerized maintenance management system for daily work and programs.
  • Ensure safe operation of HVAC systems. Identify safety hazards and ensure proper operation, safe maintenance practices, and regulatory air quality standards compliance.

Qualifications

  • Completion of an accredited apprenticeship or vocational program in building engineering, industrial plant maintenance or HVAC, or equivalent experience.
  • Minimum of three (3) years of skilled trade work in HVAC systems.
  • Minimum of two (2) years of experience operating industrial, commercial and/or high-rise HVAC systems including steam heat, chillers, large air-handling units, and direct digital controls.
  • HVAC experience must include diagnosing and troubleshooting large systems, electrical/mechanical/plumbing trades related to HVAC, and developing maintenance schedules for large systems and energy management.
  • Ability to read shop drawings and blueprints; knowledge of safety codes and MSDS; ability to perform physical tasks (lift up to 50 pounds, climb ladders, work at heights) and operate hand and power tools safely.
  • Excellent written and verbal communication; ability to interact with the public, library staff, contractors and facilities personnel; ability to work independently and as part of a diverse team; valid driver’s license or ability to obtain one upon employment.

Desired Qualifications

  • Experience operating Siemens building control system is preferred.
  • Possession of or ability to obtain licenses within 12 months, including City of Seattle Grade III Steam Engineer’s license, EPA CFC Universal Certificate, Washington State Electrician Specialty License (HVAC/R), and City of Seattle Refrigeration Mechanic’s License Class A.
