Position
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques & company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks
- Complete weekly/daily office & maintenance staff schedules and assignments
- Address performance problems, document appropriately, communicate with supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management
- Aim to maximize net operating income through cost control and revenue & leasing improvement; identify trends and advise strategies
- Develop yearly operating budgets/forecasts
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges
- Monitor timely receipt, reconciliation, and coding of vendor invoices
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Strategic Leasing Management
- Develop yearly marketing plan and implement marketing strategies & systems
- Ensure leasing techniques are effective to close leases, with accurate documentation and reporting
- Address resident complaints, concerns, and requests to ensure satisfaction
- Develop and implement resident retention programs
- Show, lease, and move-in prospective residents
- Administrative & Maintenance Management
- Ensure all administrative & leasing reporting is accurate and on a timely basis
- Head emergency team for the property; respond to emergencies per company guidelines to minimize liability
- Maintain property appearance and ensure timely repairs; conduct regular property inspections
- Plan and utilize property resources, equipment, and supplies economically
- Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency
- Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Physical Requirements
- Must be able to communicate with others, sit/stand for extended periods, and work overtime, weekends, and nights as needed (emergencies)
- Ability to move about, inspect, and work in various environments; ability to lift up to 25 lbs
- License/Equipment
- Must have reliable transportation due to on-call requirement

Salary Range: $28 per hour to $31 per hour
