Assistant Community Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and collection of rent to optimize the property\'s cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company\'s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Financial Management: post payments and income from applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily all accounts receivable; monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
- Assist in meeting budgeted revenues, expenses, and Net Operating Income; post charges to resident and non-current resident accounts; bill back utilities where applicable.
- Perform end-of-month closing procedures and reporting; maintain accurate records and audit resident files.
- Walk units, post move-out charges, statements, and security deposit refunds.
- Personnel Management: regular/daily onsite attendance; screen, hire, train, coach, and develop onsite staff; ensure effectiveness through ongoing training and guidance in compliance with Asset benchmarks; promote teamwork and leadership; ensure policy compliance.
- Strategic Leasing Management: ensure effective leasing techniques, follow-up, lease signing/documentation, and accurate reporting; implement marketing strategies from the annual plan; handle resident concerns and complaints; develop resident retention programs.
- Administrative Management: maintain customer service standards, monitor maintenance response times, supervise business functions related to operations; manage resources, equipment, and vendor/supplier interactions.
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years in housing, or equivalent combination of education and experience.
- Ability to perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position; may involve standing or sitting for prolonged periods; occasional lifting up to 25 lbs; field tasks in various environments; ability to work overtime, weekends, or nights as needed for emergencies.

- Salary Range: $22 per hour to $23 per hour
