CONAM Management Corporation is hiring a Community Manager to oversee the operations and management of a conventional apartment community. This is a full-time position with full benefits. Pay range: $33.00 - $35.00 per hour.

What We Are Looking For: We are seeking a Community Manager to oversee the operations and management of the Avon North & South Apartments in Denver, CO. The Community Manager will maintain high resident satisfaction, manage apartment maintenance, marketing, and financial performance for this conventional property.
Key Responsibilities
- Oversee daily operations of a conventional multi-family apartment community, ensuring safety, maintenance, and a welcoming environment for residents.
- Lead, mentor, and supervise on-site staff; guide customer service, leasing, and resident relations.
- Manage leasing: market units, conduct tours, process applications, and execute leases.
- Monitor financial performance: create and maintain budgets, prepare monthly financial reports, monitor expenditures.
- Conduct regular interior and exterior inspections; ensure compliance with company and regulatory standards.
- Administer resident programs and services to foster a strong community and high satisfaction.
- Oversee renovations and updates, ensuring on-time, on-budget completion.
- Ensure compliance with housing regulations and handle resident concerns professionally.
- Prepare and submit annual operating budgets and conduct quarterly reviews.
- Maintain records for resident transactions (move-ins/outs, rent, renewals).
- Collaborate with corporate leadership to achieve community goals; foster a team-oriented environment.
- Travel as needed for business purposes (e.g., deposits, supplies, market analysis) and perform other duties as assigned.
Who You Are (Qualifications)
- 2-3 years of experience in property management, specifically with luxury/conventional apartment communities.
- Hands-on experience in daily multi-family operations with strong leadership skills.
- Strong understanding of financial reporting, budgeting, and rent collections for apartment communities.
- Proficiency with property management software (e.g., Yardi, MRI) for managing records and financials.
- Excellent verbal and written communication; ability to engage with residents, staff, and vendors.
- Strong organizational skills and attention to detail in managing operations.
- Passion for delivering top-tier customer service and fostering a positive resident community.
- Physical ability to lift up to 25 pounds; valid driver’s license and auto insurance.
