ASSISTANT COMMUNITY MANAGER The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize the property's cash flow and financial position. In the absence of the Community Manager, you will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. You will supervise all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

  • Financial Management
    • Post all payments and income from applicants, current residents, and non-current residents accurately and timely.
    • Process and reconcile daily all accounts receivable.
    • Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
    • Help the property meet budgeted revenues, expenses, and Net Operating Income.
    • Post charges to resident and non-current resident accounts; include bill back of utilities where applicable.
    • Perform end-of-month closing procedures and reporting.
    • Maintain accurate records; audit resident files for accuracy.
    • Walk units and post move-out charges, statements, and security deposit refunds.
  • Personnel Management
    • Regular/daily onsite attendance is required.
    • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
    • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
    • Promote harmony and quality job performance through supportive leadership.
    • Ensure staff compliance with Company policies and procedures.
    • Strategic leasing management to achieve closures, follow-up, lease signing/documentation, and accurate reporting.
    • Implement marketing strategies and systems from the annual marketing plan.
    • Address resident complaints, concerns, and requests to ensure satisfaction.
    • Develop and implement resident retention programs (e.g., events, promotions, monthly newsletter).
    • Show, lease, and move in prospective residents.
  • Administrative Management
    • Manage customer service quality and monitor service request turnaround and maintenance responsiveness.
    • Maintain property appearance and ensure timely repairs via regular property inspections.
    • Assist with supervision of all business functions related to operations.
    • Plan and utilize property resources, equipment, and supplies economically (bids/pricing, vendor management, etc.).

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years of housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain in a stationary position or move about the property; ability to perform detailed tasks with accuracy.
  • Frequently move about to accomplish tasks and navigate sites; occasionally ascend/descend ladders or stairs; operate in various environments including outdoor conditions and hazardous materials exposure.

Salary

Salary Range: $24 per hour to $25.75 per hour
