Overview
Assistant Community Manager role at Pratum Companies. This position assists the Community Manager in the overall operations of the property, development, oversight of the team, and maintaining community compliance with policies, procedures, and internal quality control standards. The community is under the Fairfax County Rental Program in Virginia (FCRP).
Responsibilities
- Assist the Community Manager with property operations, leasing, rent collections, resident services, and maintenance coordination
- Maintain property waiting list and oversee accounts receivable, including collecting rent, security deposits, and invoice processing
- Build positive relationships with prospective and current tenants
- Coordinate on-site data collection and processing of resident information
- Schedule resident recertification interviews and coordinate apartment inspections
- Ensure proper calculation of income, assets, rent levels, etc.
- Investigate and help resolve complaints, disturbances, and violations
- Maintain resident files in accordance with company policy and regulatory agency policy
- Prepare and execute detailed and legally compliant lease agreements
- Oversee all financial procedures including verifying renter income, processing monthly payments, and executing default protocols
- Create organizational systems to support accurate record keeping, efficient financial transactions, and prompt renter complaint resolution
Qualifications & Requirements
- At least two years of previous Property Management experience – REQUIRED
- Knowledge of Department of Housing and Urban Development (HUD) rules and regulations
- COS (Certified Occupancy Specialist) or TCS (Tax Credit Specialist) certification or equivalent from a nationally recognized program and experience
- 2+ years of Property Management Experience
- LIHTC experience required
- Excellent customer service orientation
- Excellent verbal and written communication skills
- Accounts receivable and collections experience
- Attention to detail and ability to work independently
- Proficient in Word, Excel, Outlook, One-Site Property Management Software and Internet
Education
High school or GED. Ability to read and write English fluently, perform intermediate mathematical functions, and use on-site resident management software functions.
Professional Experience
Minimum of three years of experience in residential property management as an Assistant Community Manager at a LIHTC community.
Work Schedule & Travel
The role requires the ability to work any day of the week, 52 weeks a year, with scheduled hours and possible overtime. On-call duty may be required. Travel may be required to attend owner gatherings or events, including after-hours resident events.
Computer Skills
Basic computer and Internet knowledge.
Physical Demands
Able to access all exterior and interior parts of the property and amenities; ability to push, pull, lift, carry, or maneuver up to 50 lbs independently and up to 100 lbs with assistance.

Pay range for this non-exempt role is approximately $20-$23 per hour for a new employee, dependent on experience and other factors. Eligible for discretionary and/or performance-based bonuses. Overtime eligible for hours over 40 per week. Full-time benefits include 2 weeks paid vacation, 3 weeks sick leave, 11 paid holidays, and health & welfare benefits.
