Job Description Summary: Manages the day-to-day operations of an assigned property including managing the team members, daily activities, and resources to achieve established budgeted financial and operational goals, and ensures compliance with Company policies and applicable laws and regulations governing multi-family housing operations.
Responsibilities
- Provides input into the development of budget(s) for the property by analyzing financial statements, reviewing current and projected marketing information, and accessing operational reports to establish performance patterns.
- Meets targeted revenues by setting rent rates, ensuring timely collection and posting of rent and fees, making bank deposits, and preparing monthly financial status reports.
- Approves invoices from vendors, contractors, and service providers, ensuring contract validity and proper coding, and facilitates communication among vendor, accounting, and owner as needed.
- Controls expenditures within the approved budget and manages petty cash fund balances and maintenance.
- Oversees the lease enforcement process, including application approvals, renewals, inspections, notices, evictions, late fees, and other charges as allowed by the lease terms.
- Gathers and analyzes market and economic trends and implements short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
- Promotes resident satisfaction and retention by responding to complaints and service requests promptly and ensuring maintenance team adherence to company standards.
- Conducts regular property inspections to ensure safety, cleanliness, and appearance of property, grounds, buildings, and amenities.
- Supervises property staff through hiring, onboarding, training, and performance management in accordance with company policies and values.
- Assists in managing client/owner relationships by meeting with owners, providing property performance updates, and responding to owner requests.
Qualifications / Requirements
- Experience with property management systems; ideal candidates will have experience using One Site, Yardi, and ILM.
Villas Litchfield Park is a 150-unit Build-to-Rent lease-up community.
