Position
Assistant Community Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. This role will contribute to delinquency and rent collection to optimize the property’s cash flow and financial position. The Assistant Community Manager will assist in all phases of the on-site operations, including personnel, leasing, maintenance, financial administration, and risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Financial Management: post payments and income from applicants, residents, and others accurately and timely; process and reconcile daily accounts receivable; monitor and follow up on bad debt; help meet budgeted revenues, expenses, and NOI; post charges to resident accounts and bill back utilities where applicable; manage end-of-month closing procedures and reporting; maintain accurate records and audit files; walk units and post move-out charges and security deposits.
- Personnel Management: regular onsite attendance; screen, hire, train, coach, and develop onsite staff; ensure staff training and compliance with Asset training benchmarks; promote harmony and quality performance; enforce company policies and procedures.
- Strategic Leasing Management: implement marketing strategies and leasing processes; ensure effective resident retention programs; handle resident complaints and requests; show, lease, and move-in prospective residents.
- Administrative Management: maintain customer service and monitor maintenance response times; supervise business operations; manage resources, equipment, and vendor relationships.
Education/Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or two years of housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position or move about to perform tasks; may involve standing, walking, and occasional lifting up to 25 lbs; may work in various environments and endure outdoor conditions, weather, and hazards as needed.
Compensation and Benefits
- Salary Range: $25 per hour to $25 per hour.
