Role Overview
As the Community Manager II, you’ll oversee day-to-day operations of the community, including financial, administrative, sales, marketing, and maintenance activities, to ensure company standards are achieved and excellent customer service is delivered. You will represent the company professionally and courteously and focus on how things are done as well as what is done.
Key Responsibilities
- Regularly inspects the property to ensure company standards are met; ensures safety and regulatory compliance; identifies areas for improvement and suggests steps to improve efficiency, productivity, and profitability.
- Gathers, analyzes and interprets market trends and implements marketing and leasing strategies to meet occupancy and revenue goals; monitors data to provide accurate information.
- Develops resident retention strategies; communicates with residents promptly; addresses service issues to ensure a positive living experience.
- Manages and coordinates maintenance requests; verifies and documents status of vacant units; oversees preventative maintenance programs per BH guidelines.
- Partners with Regional Manager to create operating budgets; ensures purchasing, payables, and vendor statements are processed timely and accurately.
- Reviews monthly income/expense reports; coordinates revenues following lease obligations and accounts receivable policy; collects delinquent accounts per BH policy; prepares operational reports.
- Hires, trains, supervises, and mentors property staff; conducts performance evaluations and corrective actions as needed.
- Other duties as assigned.
You Have
- 3-5 years of property management experience managing 300-500 units in one community.
- Ability to travel by car or plane about 20% of the time.
- Advanced MS Office (Word/Excel) and computer skills.
- Strong written and verbal communication skills.
- Prior leadership experience required.
- High School diploma or GED; some college preferred.
- State leasing license or ability to obtain required licenses where required by law.
