Role
Assistant Community Manager – responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in the delinquency and collection of rent to optimize the property's cash flow and financial position. In the absence of the Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Financial Management
- Posting all payments and income received from all applicants, current residents, and non-current residents accurately and timely.
- Processing and reconciling daily all accounts receivable.
- Monitoring and following up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Helping the property meet budgeted revenues, expenses, and Net Operating Income.
- Posting charges to resident and non-current resident accounts; including bill backs of utilities where applicable.
- End-of-the-month closing procedures and reporting.
- Maintaining accurate and organized records; auditing resident files to ensure accuracy.
- Walking units and posting all move-out charges, statements, and security deposit refunds.
Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance through support and effective leadership.
- Ensure staff compliance with Company policies and procedures.
- Strategic leasing management and effective leasing techniques, including closures, follow-up, and documentation of leases.
- Implement marketing strategies and systems from the annual marketing plan.
- Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
- Show, lease, and move in prospective residents effectively.
Administrative Management
- Maintain excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance with timely repairs and regular property inspections.
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids, dealing with service issues).
Education/Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or two years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform all onsite software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain stationary, communicate with others, and perform repetitive motions.
- Frequently move about the property; occasionally ascend/descend ladders, stairs, and other structures; may work in various environments and weather.
- Able to lift and move objects up to 25 lbs; may work overtime, weekends, and emergencies.
Salary
Salary Range: $26 per hour to $29 per hour
