Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset Living’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset Living training benchmarks
- Prepare weekly/daily office and maintenance staff schedules and assignments
- Address performance issues; document appropriately, communicate with direct supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with company policies and procedures
- Financial Management: aim to maximize net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges
- Monitor timely receipt, reconciliation, and coding of vendor invoices
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Strategic Leasing Management: develop yearly marketing plans and utilize marketing strategies and systems
- Ensure leasing techniques are effective in obtaining closures; ensure follow-up, lease documentation, and reporting are accurate and up to date
- Address resident complaints and requests to ensure satisfaction
- Develop and implement resident retention programs
- Show, lease, and move in prospective residents effectively
- Administrative & Maintenance Management: ensure all administrative and leasing reporting is accurate and submitted timely
- Head emergency team for the property; respond appropriately to emergencies to minimize liability
- Maintain property appearance and ensure timely repairs with regular inspections
- Plan and utilize property resources, equipment, and supplies economically
- Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency
Education/Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry, or one to two years related experience and/or training; or equivalent combination of education and experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform all on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Ability to communicate effectively, sit/stand for extended periods, and work overtime, weekends, and nights as needed (emergencies)
- Regularly required to remain in a stationary position, move about to accomplish tasks, and travel between worksites
- Occasionally required to ascend/descend ladders and move objects up to 25 lbs
- Work in various environments, including outdoor conditions and hazardous chemicals
License/equipment
- Must have reliable transportation due to on-call requirement
Salary Range: $75,000 per year
