General Description: The Community Manager is responsible for all phases of on-site property operation, under the direction of the Regional Manager. The Community Manager is responsible to maintain all aspects of the property’s assets to Conifer standards.

Job Description

Train and be responsible for work performance by all team members under his or her direction. Ensure all team members are properly certified as required.

Responsibilities

  • Manage all aspects of on-site property operation under the Regional Manager’s direction.
  • Market and approve/disapprove rental applications; prepare, process and sign leases and related forms.
  • Work with local housing authorities to ensure timely leasing and recertification of applicants/residents.
  • Ensure compliance with Tax Credit/DHCR/Section 8 and other housing program requirements.
  • Handle rent collection and delinquent accounts; make bank deposits daily or as required.
  • Maintain financial records and adhere to company accounting directives.
  • Coordinate with Maintenance Supervisor on bids and contract supervision; inspect contractor work.
  • Manage move-ins/outs and apartment inspections; ensure a clean, safe, well-maintained community.
  • Assist in annual budget development and monitor variations.
  • Communicate effectively with residents and resident organizations; report accidents to Corporate Office.
  • Ensure maintenance requests are timely and documented; inspect property and contractor work regularly.
  • Adhere to safety, inventory, and purchasing directives; OSHA/EPA compliance; emergency on-call duties.
  • Travel as required; may assist at other Conifer locations.

Experience

  • Minimum 1-3+ years prior site management or apartment management housing experience, preferably in affordable housing.
  • Compliance experience or knowledge (LIHTC, HUD-Sec. 8, RD, others) strongly preferred.
  • Minimum 1+ years team supervision experience including training and performance management.
  • Customer service or sales experience is a plus.
  • Strong MS Office skills; Yardi Voyager experience or other housing software a plus.
  • Demonstrated problem-solving and budgeting/accounts experience.
  • Reliable transportation and valid driver’s license; flexibility to travel for training.

Education

  • Minimum High School degree/GED equivalent required.
  • Associate degree in Business or some college desired; Bachelor’s degree a plus.
  • Certifications: COS, TCS, LIHTC, STAR Training or others pertinent to affordable housing.

  • Strong written and oral communication; good business judgment.
  • Strong organizational and multi-tasking skills; resourceful with problem-solving.
  • Ability to work independently and in a team; positive attitude toward residents and staff.

Conifer Realty is an Equal Opportunity Employer. Salary range: $53,000.00 - $57,000.00. This range may vary based on experience and other factors.
