About The Role

In the Assistant Community Manager role at Emerge Living you will help ensure the efficient operation of the property under the guidance of the Community Manager. You will handle the collection and posting of rent, manage delinquencies, maintain financial health, and support resident retention and relations. You will investigate and resolve resident complaints, create and circulate resident correspondence on a weekly, monthly, quarterly, and annual basis, and contribute to keeping residents informed and engaged. A proactive approach to property management and a commitment to delivering exceptional service are essential.

What You Bring: (Requirements)

  • 2+ years of experience assisting significant multifamily operations, including top-level strategic planning and tactical management
  • Participate in training to comply with new or existing laws
  • Ability to apply logical thinking to define problems, collect data, establish facts, draw valid conclusions, and initiate appropriate actions
  • Effective communication to a diverse group of personalities
  • Positive attitude and professional demeanor
  • Competence in personal computer skills, including Microsoft Office Suite (Word, Excel, Outlook) and community software
  • Proven employment history in property management, sales, marketing and customer service
  • Professional in-person and phone presence and etiquette
  • Ability to work with little supervision using time management and organizational skills
  • Ability to handle difficult or emotional customer situations and solicit feedback to improve service

  • Valid Driver License

What You’ll Do: (Responsibilities)

  • Greet and qualify prospects using guest cards in our Lead Management Software
  • Assist prospects with applications and deposits, adhering to procedures and Fair Housing requirements
  • Manage rental collections, enforce lease terms, track fees, and initiate eviction when needed for financial compliance
  • Keep an updated availability report, process applications (credit checks and rental history verification), seek Community Manager approval, and follow up with applicants
  • Show apartments, close leases, prepare units for move-ins, obtain signatures, and provide community orientation
  • Manage lease renewals, send renewal notices, handle move-outs per lease terms, apply fees when necessary, and update management software
  • Promote resident satisfaction by responding promptly to questions and requests and resolving issues
  • Follow eviction procedures, including notice requirements and court coordination as needed
  • Complete all required paperwork for leases, move-ins, move-outs, and peak periods promptly
  • Take over Community Manager responsibilities when the Community Manager is unavailable
