JOB SUMMARY: The Marketing Director is responsible for driving marketing plans and new community openings for the division's new home communities. The Marketing Director will work closely with the Division President and VP of Sales to ensure that all communities have the necessary materials and traffic levels to support sales efforts on time and under budget.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
  • Plan and execute annual and quarterly marketing strategies and tactics to drive qualified traffic to communities to support the division's business plan and improve the department's performance
  • Marketing Promotions: Work with corp marketing and sales leadership to create, plan, and execute weekly customer events, promotions and advertising concepts to increase brand awareness and increase traffic to communities.
  • Plan, organize, and deliver marketing events for current and new communities.
  • Review and select corporate approved promotional materials for all assigned communities.
  • Coordinate advertising plans including ad placement, media contract levels, budget, direction to kbagency, etc. including the proofing/editing of all marketing collateral prior to print or publication
  • Evaluate underperforming communities and put together an action plan with buy in from kb agency and sales leadership
  • Use social media to increase brand awareness and engage current and future homeowners
  • Marketing Budget: Determine the quarterly and annual budgets. Establish and execute the division's marketing budget including event planning, promotional materials, and other outreach methods
  • Grand Openings/New Communities: Responsible for Sales Office Merchandising
  • Develop a comprehensive off-site signage plan
EDUCAtTION/EXPERIENCE/MINIMUM REQUIREMENTS:

  • Bachelors Degree Required
  • 5-7 years experience in marketing and sales
  • Digital marketing and social media experience
  • Agency experience a plus
  • Proficient in MS Office Suite
  • Proven facilitation skills with both small and large audiences
  • Ability to create and deliver presentations


COMPENSATION AND BENEFITS:

  • Base Salary: The expected base salary range for this position is $125,000-150,000 per year depending on experience, paid semi-monthly.


  • Bonus: This position is eligible for an annual discretionary bonus


  • Benefits: Employee benefits available for this position include health care (medical, dental and vision) benefits, a 401(k) employee savings plan with Company match, vacation pay, paid sick days, and a monthly mobile phone stipend


WORK REQUIRMENTS:

  • Must work 8-hour days (during core business hours) with flexibility for longer hours as needed and potential weekends
  • Must conduct business in a professional and ethical manner to potential buyers, external business associates and coworkers to reinforce goodwill and profitability for the company.
  • The ideal candidate must be able to complete all physical requirements of the job with or without a reasonable accommodation.
  • Ability to stand or sit for extended periods.
  • Ability to move about work location.
  • Ability to drive/travel as needed.
  • Ability to walk up and down stairs.
  • Ability to observe details at close range and communicate information so others will understand.
  • Ability to transport and move up to 20 lbs and move as needed
