ABOUT THIS POSITION: Fairfield properties are known for our visible and available on-site staff that keep our residents loving where they live. Our Community Managers are independent leaders who maintain high standards and approach all facets of the property’s operations with strong business instincts and a customer-centric mindset. Community Managers hire, coach and supervise a high performing team to meet property revenue and profit targets while sustaining best-in-class customer service and high resident retention. This role reports to a Regional Manager.

WHAT YOU CAN EXPECT TO DO IN THIS ROLE:

TEAM MANAGEMENT

  • Recruit, lead, motivate, and develop a high performing and diverse staff.
  • Provide coaching, guidance, ongoing feedback and light mediation.
  • Ensure adherence by all staff to company policies and procedures.

FINANCE MANAGEMENT

  • Prepare, execute and own the property’s operational budget.
  • Utilize an online accounting system (such as Yardi) to generate and review reports, ensure the property is within budgeted expectations, and recommend cost savings and revenue opportunities.
  • Oversee customer collections and implement legal proceedings when necessary.

PROPERTY MANAGEMENT

  • Maintain budgeted occupancy levels at budgeted rental rates aligned with property goals.
  • Prepare and conduct property inspections and tours for corporate or investor stakeholders.
  • Collaborate with the on-site professional team to coordinate welcoming of new residents.

AFFORDABLE COMPLIANCE

  • Gather and follow up on verifications of income for LIHTC and/or HUD programs.
  • Monitor correct usage of income and rent limits as well as utility allowances.
  • Walk units to prepare for state required inspections.
  • Maintain a positive relationship with the local housing authority.

SALES & MARKETING

  • Ensure effective execution of marketing programs per branding and marketing standards.
  • Represent and ensure property content is accurately reflected on marketing assets, including the property website and social media.

CUSTOMER SERVICE

  • Increase resident satisfaction through lease renewal strategies and retention plans.
  • Represent Fairfield professionally when managing residents’ concerns.

WHAT YOU’LL NEED ON DAY ONE:

  • Minimum of three years of property management experience.
  • Minimum of three years of LIHTC experience.
  • Experience using Microsoft Outlook, Word, and Excel.
  • Prior experience preparing for a REAC inspection for HUD properties.
  • Experience in a leadership position and managing staff is preferred.
  • Experience using Yardi or other related property management accounting software.
  • Experience in budgeting.
  • Strong understanding of federal, state and local fair housing laws and provisions.
  • Strong knowledge of IRS 8823 and HUD 4350.3 Manual.
  • Ability to read and understand regulatory agreements.
  • Track record of maintaining occupancy and net operating income in multi-family property management positions.
  • High school diploma or equivalent required; Bachelor’s degree preferred.
  • Industry certification preferred (HCCP, C3P, COS or CPO are preferred if HUD property).

Estimated Rate of Pay: $67,568.02 - $74,723.92. This position is exempt; the range above reflects annual salary. The pay range is determined by skills, location, and job complexity. Offers may vary based on candidate qualifications. The range reflects base salary only and does not include allowances, perks, or bonuses (if any).
