Role
Assistant Community Manager The Assistant Community Manager oversees, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. You will assist with delinquency and rent collections to optimize cash flow, manage operations including personnel, leasing, maintenance, administration, and risk management in the Community Manager's absence, and supervise property staff to ensure compliance with policies, safety, and fair housing guidelines.
Essential Duties & Responsibilities
Financial Management
- Post payments and income from applicants, residents, and non-residents accurately and timely.
- Process and reconcile daily accounts receivable; monitor and follow up on bad debt, including late notices and evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-resident accounts and bill back utilities where applicable.
- Perform end-of-month closing and reporting; maintain organized records and audit resident files.
- Walk units and post move-out charges, statements, and security deposit refunds.
Personnel Management
- Regular/daily onsite attendance is required.
- Support hiring, training, coaching, and development of onsite staff; ensure staff performance aligns with company policies and procedures.
- Promote staff engagement and ensure effective leadership and compliance with policies.
- Support leasing management, including signing/documentation of leases and accurate reporting systems.
- Implement marketing strategies per the annual plan and address resident complaints and requests; develop retention programs.
- Show, lease, and move-in prospective residents.
Administrative Management
- Provide excellent customer service and monitor maintenance service requests and turnaround.
- Maintain property appearance and ensure timely repairs; conduct regular property inspections.
- Assist with supervision of all operational business functions and manage resources, bids, and vendor relations.
Education/Experience
- High School Diploma or equivalent; Bachelors degree preferred, or two years of housing industry experience; or a combination of education and experience.
- Ability to perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain stationary or move around the property; ability to assess, communicate, and operate in various environments; may lift up to 25 lbs and work in varying temperatures and outdoor conditions.
Salary Range
$22 per hour to $25 per hour
