Responsibilities

  • The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management.
  • As an on-site leader, supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
  • Essential Duties & Responsibilities
  • Personnel Management
  • Regular/daily onsite attendance is required
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques & company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Complete weekly/daily office & maintenance staff schedules and assignments
  • Address performance problems, document appropriately, communicate with direct supervisor and HR, and terminate when necessary
  • Promote harmony and quality job performance through supportive leadership
  • Ensure staff compliance with Company policies and procedures
  • Financial Management
  • Achieve the highest possible net operating income through cost control and revenue & leasing improvement; identify trends and recommend strategies
  • Develop yearly operating budgets/forecasts
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges to ensure timely submission
  • Monitor timely receipt, reconciliation, and coding of all vendor invoices
  • Ensure property closeout is completed on time and ownership financial reports are accurate
  • Strategic Leasing Management
  • Develop yearly marketing plan and utilize marketing strategies & systems
  • Ensure staff leasing techniques are effective in obtaining closure; follow-up procedures met; signing/documentation of leases, and reporting systems are accurate
  • Handle resident complaints, concerns, and requests to ensure resident satisfaction
  • Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter)
  • Show, lease, and move in prospective residents
  • Administrative & Maintenance Management
  • Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis
  • Head emergency team for the property; ensure proper response and handling of all property emergencies within company guidelines
  • Manage customer service and monitor service request turnaround and maintenance staff responsiveness
  • Maintain property appearance with timely repairs; conduct regular property inspections and tours
  • Plan and utilize property resources, equipment, and supplies economically; obtain bids/pricing from vendors
  • Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform all on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly communicate with others; may include repetitive motions; able to work overtime, weekends, and night hours for emergencies
  • Remain stationary or move about required tasks; able to move between worksites
  • Ascend/descend ladders, stairs, and other access points; move and lift objects up to 25 lbs; operate tools and vehicles; work in varying environments and temperatures

License/equipment

  • Must have reliable transportation due to on-call requirement

Salary

Salary Range: $70,000 per year to $85,000 per year
