Community Manager role overview and requirements.

Overview

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As on-site leader, you will supervise all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques & company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with training benchmarks
  • Complete weekly/daily office & maintenance staff schedules and assignments
  • Address performance problems; document, communicate with supervisor and HR, and terminate appropriately when necessary
  • Promote harmony and quality job performance of staff through support and effective leadership
  • Ensure staff compliance with Company policies and procedures
  • Financial Management
  • Achieve strong net operating income through cost control and revenue & leasing improvements; identify trends and recommend strategies
  • Develop yearly operating budgets/forecasts
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges
  • Monitor timely receipt, reconciliation, and coding of vendor invoices
  • Ensure property closeout is completed on time and ownership financial reports are accurate
  • Strategic Leasing Management
  • Develop yearly marketing plan and use marketing strategies & systems
  • Ensure leasing techniques are effective in obtaining closures; follow-up, signing/documentation, and reporting are accurate
  • Address resident complaints, concerns, and requests to ensure satisfaction
  • Develop and implement resident retention programs
  • Effectively show, lease, and move in prospective residents
  • Administrative & Maintenance Management
  • Ensure administrative & leasing reporting is accurate and submitted on time
  • Head emergency team for the property and respond to property emergencies per guidelines
  • Maintain property appearance; conduct regular inspections and ensure timely repairs
  • Plan and utilize property resources, equipment, and supplies economically
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency

  • Must have reliable transportation due to on-call requirements

Qualifications

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or related experience
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Ability to communicate with others, operate in various environments, and work overtime, weekends, and nights as needed
  • Regularly required to stand or sit for extended periods and to move about the property
  • Occasionally required to ascend/descend ladders and stairs; lift up to 25 lbs; work in varying temperatures and outdoor conditions

Licenses/Equipment

  • Must have reliable transportation due to on-call requirements

Compensation and Benefits

Salary Range: $30 per year to $32 per year

Note: This description may not be all-inclusive and may be amended at any time. Full-time employees also receive paid sick days and company holidays.
