Role: Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Complete weekly/daily office & maintenance staff schedules and assignments
  • Address performance issues; document, communicate with direct supervisor and HR, and terminate appropriately when necessary
  • Promote harmony and quality job performance through leadership
  • Ensure staff compliance with Company policies and procedures
  • Financial Management
  • Aim for the highest possible net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies
  • Develop yearly operating budgets/forecasts
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges
  • Monitor timely receipt, reconciliation, and coding of vendor invoices
  • Ensure property closeout is completed on time and ownership financial reports are accurate
  • Strategic Leasing Management
  • Develop yearly marketing plan and utilize marketing strategies & systems
  • Ensure leasing techniques are effective in obtaining closures; ensure follow-up, documentation of leases, and reporting accuracy
  • Address resident complaints and requests to ensure resident satisfaction
  • Develop and implement resident retention programs
  • Show, lease, and move in prospective residents
  • Administrative & Maintenance Management
  • Ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis
  • Head emergency team for the property and respond to property emergencies per guidelines
  • Manage customer service and monitor maintenance service request turnaround
  • Maintain property appearance and ensure timely repairs; conduct regular inspections
  • Plan and utilize property resources, equipment, and supplies efficiently
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness

  • Must have reliable transportation due to on-call requirements

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience and/or training; or equivalent combination of education and experience
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Must be able to communicate with others, lift up to 25 lbs, and work overtime, weekends, and night hours as needed for emergencies
  • Regularly stand or sit for extended periods; move between worksites as required
  • Be able to ascend/descend ladders, stairs, and navigate various environments, including tight spaces

Licenses/Equipment

  • Must have reliable transportation due to the emergency on-call requirement

Compensation and Benefits

Salary Range: $70,000 per year to $75,000 per year. The offer includes a comprehensive total rewards package with benefits (medical, dental, vision, life, accidental, disability insurance), 401K with employer matching, commissions and performance bonuses where applicable, and paid sick days and company holidays for full-time employees.
