We are currently searching for a Community Manager for Garden Gate Villas/Vance Commons in Henderson, NC.

Responsibilities

  • Accountable for all aspects of the day-to-day operation of the assigned property
  • Ensure that all physical aspects of the property are fully functional at all times and maintained in an attractive condition
  • Interact frequently with residents, proactively respond to their needs, focus on relationship development and achieve a high level of resident retention
  • Achieve the highest possible net operating income through implementation of effective cost control
  • Manage the property in the most efficient and profitable manner possible given existing market conditions, consistent with Envolve Client Services Group goals
  • Develop yearly operating and capital budget plans while considering potential impacts on NOI
  • Coordinate and supervise resident improvements and other capital projects
  • Monitor and enforce resident lease obligations
  • Understand and maintain strict adherence to state and federal Fair Housing Laws
  • Communicate effectively with site staff and ensure compliance with all personnel policies and procedures
  • Provide direction and oversight to property maintenance staff; ensure units/space are in market-ready condition
  • Promote and teach safe work practices and ensure safety of site and occupants
  • Perform regular inspections of the managed property and coordinate necessary maintenance projects
  • Bid, negotiate and manage vendor service contracts and one-time projects
  • Maintain knowledge of the property and competitive properties through market condition evaluations
  • Train and mentor office staff to implement sales and marketing materials that maximize rental income and occupancy
  • Ensure property compliance with applicable Affordable Housing programs (e.g., HUD Subsidy, USDA, LIHTC, HOME and other state/local programs)
  • Provide required reports
  • Other tasks as assigned

Education and Work Experience

  • High school diploma or equivalent; some college preferred
  • Minimum of 3 years as a Community Manager or Assistant Community Manager or equivalent management experience
  • Must have a valid driver’s license
  • HCCP Certification preferred

Knowledge, Skills, and Abilities

  • Strong financial management skills with budgeting, forecasting and cost control
  • Ability to lead the community staff in a fast-paced, changing environment
  • Strong multi-tasking skills and ability to meet deadlines
  • Effective professional communication with coworkers, residents, vendors and corporate staff
  • Proficiency in Microsoft Office (Excel, Word, Outlook)
  • Experience with Yardi preferred
  • Willingness and ability to work weekends and holidays when required
  • Ability to travel for training and occasional business meetings
