Overview

Community Manager role at Hunt Military Communities – The Community Manager assists the Community Director with the overall operation of the property to ensure customer satisfaction. This position interacts with internal and external customers including residents, vendors, board members and committee members, as well as Hunt employees. The role includes site-level leadership and responsibilities for collecting and posting rent payments, managing resident delinquencies, evictions, invoice processing, and pre-close and closeout accounting processes.

What You Will Do

  • Directly supervises Leasing Agents and Resident Service Specialists. Participates in hiring, training, performance management and termination.
  • Monitor accounts receivable: collect and post rent, make daily bank deposits, and maintain a balanced rent roll.
  • Collect delinquent balances from previous residents; calculate and process tenant refunds.
  • Prepare daily, weekly, and monthly financial and leasing reports, including month-end pre-close, closeout, market surveys, and lease expiration matrix; generate additional reports as required.
  • Audit records to identify dates requiring administrative action (lease expiration dates, delinquencies, unlawful detainers).
  • Process evictions, including paperwork, notices, and court appearances.
  • Lease units as needed and ensure leases and lease files are properly completed; send lease expiration letters and process renewals.
  • Research and compare competitive properties.
  • Enter, process, and receive vendor payables; scan invoices to AP for payment processing.
  • Ensure unsafe conditions are corrected in a timely manner.
  • Process move-ins, move-outs, and lease renewals; assist with site-level staff performance and resident relations.
  • Assist with resident retention, including planning and organizing social events as appropriate.
  • Hold responsibility for property operations in the absence of the Community Director.
  • Ensure compliance with company policies and procedures.
  • Perform property inspections and verify conditions of vacant units and overall appearance and safety; coordinate with maintenance and make-ready staff for unit reconditioning after move-out.
  • May conduct 30-day pre-inspections and move-in/move-out inspections with residents.
  • Assist in weekly, monthly, quarterly reports and executive summaries.
  • Create purchase orders for office expenses; may create, process and invoice residents for monthly utilities.
  • Travel/drive as required for company business using a company vehicle or other vehicle types as needed.

Qualifications

  • High School Diploma or GED (or equivalent) required
  • Bachelor's Degree in Business Administration, Property Management, or related field preferred
  • 2 years previous property leasing experience or applicable skills required
  • 1-3 years previous experience managing others required
  • YARDI experience preferred
  • Strong computer skills with MS Office Suite (Word, Excel, PowerPoint, Outlook)
  • Strong verbal and written communication skills
  • Ability to work effectively with employees at all levels and with the military community and command
  • Reliable, self-motivated team player with attention to detail and strong client management and business literacy skills
  • Discretion and professional appearance
  • Ability to envision, develop, and implement strategies addressing competitive, complex business issues
  • Good initiative to identify client needs and propose implementations
  • CPO Preferred; ARM Preferred; CAM-NAAHQ Preferred
  • Driver’s license valid and in-state required
