Responsibilities Meet with prospective clients to understand their wants, needs, and budget constraints; create a scope of work and design program for the project. Create schematic design plans and architectural details using CAD technology. Participate in the estimating process and contribute to selling the project. Read and draft blueprints; design floor plans and architectural details such as crown moulding, built-in shelving, and other moulding designs. Develop space plans that increase value and livability, and optimize lighting and flow; final renderings are created by the in-house CAD team, while initial design schematics and space planning are handled by the Project Developer. Communicate with clients in a professional, organized, and concise manner. Qualifications Residential design certification or equivalent experience. Experience meeting with clients, separating needs from wants, developing work scopes, and creating initial designs that exceed client expectations. Ability to read and draft blueprints; proficiency with CAD; experience designing floor plans and architectural details. Strong communication and relationship-building skills.
