Community Manager

The Community Manager oversees the operations of a housing community under the supervision of the Regional Manager. The role manages all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management, ensuring compliance with company policies and fair housing guidelines.

Essential Duties & Responsibilities

  • Personnel Management: recruit, hire, train, coach, and develop on‑site staff; conduct ongoing training and performance counseling.
  • Financial Management: achieve net operating income through cost control and revenue improvement; develop yearly operating budgets and forecasts.
  • Strategic Leasing Management: develop marketing plans, implement leasing techniques, and maintain accurate reporting systems.
  • Administrative & Maintenance Management: manage customer service, service request turnaround, and emergency response; maintain property appearance and repair schedule.

Education & Experience

  • High School Diploma or equivalent required; bachelor’s degree preferred or four‑year experience in the housing industry.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills required; proficiency with on‑site software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements required.

Physical Requirements

  • Communicate with others, perform repetitive motions, and work overtime, weekends, and night hours as needed.
  • Stand or sit for prolonged periods, move between work sites, and ascend/descend ladders, stairs, and scaffolding.
  • Lift and place objects up to 25 lbs., operate machinery or power tools, and work in various environmental conditions.

License & Equipment

  • Must have reliable transportation due to the emergency on‑call requirement.

Salary Range

$79,040 per year to $83,200 per year
