Assistant Community Manager
The Assistant Community Manager oversees the everyday operations and financial functions of the housing community under the supervision of the Community Manager. The role plays a vital role in rent delinquency and collection to optimize the property’s cash flow and financial position. The Assistant Community Manager manages all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management in the absence of the Community Manager.
Essential Duties & Responsibilities
- Financial Management
- Post all payments and income accurately, timely, and efficiently.
- Process and reconcile daily account receivables.
- Follow up on bad debt and prepare late notices, resident and guarantor contact, and filing evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident accounts, including billback of utilities where applicable.
- Complete end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files.
- Walk units and post all move‑out charges, statements, and security deposit refunds.
- Personnel Management
- Regular/daily onsite attendance required.
- Screen, hire, train, coach, and develop onsite staff.
- Ongoing training and coaching to ensure staff effectiveness.
- Promote harmony and quality job performance through effective leadership.
- Ensure staff compliance with company policies and procedures.
- Strategic leasing management: effective leasing techniques, documentation, reporting.
- Implement marketing strategies per the annual marketing plan.
- Deal with resident complaints and requests to ensure satisfaction.
- Develop and implement resident retention programs.
- Effectively show, lease, and move in prospective residents.
- Administrative Management
- Manage customer service and respond to maintenance turnaround.
- Maintain property appearance and ensure repairs completed on a timely basis.
- Assist supervision of all business functions related to operations.
- Plan and use property resources, equipment, and supplies economically.
Education & Experience
- High School Diploma or equivalent; bachelor’s degree preferred or 2 years experience in the housing industry, or equivalent combination of education and experience.
- Basic computer skills required; understand onsite software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position, often standing or sitting for prolonged periods, communicate with others, and repeat motions that may include wrists, hands, and/or fingers; assess accuracy and thoroughness of work.
- Frequently required to move about to accomplish tasks or move from one worksite to another.
- Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like, move self into different positions; work in an overhead position and reach; adjust or move objects up to 25 lbs; lift and place objects up to 25 lbs; operate machinery or power tools; operate motor vehicles and/or golf carts; identify and inspect objects; be able to work overtime, weekends, night hours (emergencies); work in small and/or closed spaces; traverse flat and non‑flat terrain; work in extremely low or high temperatures; work in outdoor environments such as precipitation and wind; be exposed to hazardous chemicals.
Salary Range
$20 per hour to $23 per hour
