About this Position

Fairfield’s Community Managers are independent leaders responsible for maintaining high standards of customer service and operating profitability. The role reports to a Regional Manager and requires a dynamic, self‑motivated collaborator passionate about residential property management.

Key Responsibilities

  • Recruit, coach, and develop a high‑performing, diverse on‑site team.
  • Prepare, execute, and own the property’s operational budget using Yardi or equivalent accounting software.
  • Oversee collections and implement legal proceedings when necessary.
  • Ensure budgeted occupancy levels and rental rates while meeting revenue and profit targets.
  • Conduct property inspections, corporate or investor tours, and prepare units for state‑required inspections.
  • Gather and verify income for LIHTC and HUD programs, monitor correct usage of income limits, and maintain relationships with local housing authorities.
  • Execute marketing programs, maintain accurate marketing assets, and support resident retention and lease renewal strategies.
  • Serve as a Fairfield ambassador, professionally managing resident concerns and enhancing satisfaction.

Qualifications

  • Minimum of three years of residential property management experience.
  • Minimum of three years of LIHTC experience.
  • Proficiency in Microsoft Outlook, Word, and Excel.
  • Experience preparing for a REAC inspection on HUD properties.
  • Leadership experience managing a staff.
  • Experience with Yardi or other property management accounting software.
  • Strong understanding of federal, state, and local fair housing laws and provisions.
  • High school diploma required; bachelor’s degree preferred.
  • Certification preferred: Housing Credit Certified Professional (HCCP), Certified Credit Compliance Professional (C3P), Certified Occupancy Specialist (COS), or Certified Professional of Occupancy (CPO).

Compensation and Benefits

Estimated annual salary: $76,329.65 – $81,459.22. Fairfield offers paid time off, 401(k) match, medical, dental, vision insurance, flexible spending account, and life insurance to full‑time associates.
