Join to apply for the Community Manager role at Conifer Realty. The Community Manager is responsible for all phases of on‑site property operation under the direction of the Regional Manager and is accountable for maintaining all aspects of the property’s assets to Conifer standards.
Job Details
- Location: Blue Oaks at North Odenton, 1570 Annapolis Road, Odenton, MD 21113
- Job Type: Full‑time, Exempt, 40 hours per week, Monday‑Friday, 8:30 AM‑5:00 PM
- Salary Range: $55,000 – $72,000 per year
Responsibilities
- Lead and coach all team members, ensuring proper certification and performance management in accordance with Conifer policies.
- Perform written evaluations, recommend salary increases and advancement, and maintain accurate payroll records.
- Market, approve/disapprove all rental applications, prepare, process and sign all leases and related forms.
- Work effectively with local housing authorities and ensure timely leasing and recertifying of applicants/residents.
- Collect rents, handle delinquent accounts, make bank deposits daily and maintain necessary records of all financial transactions for the property.
- Supervise outside contractors, obtain competitive bids, process bid packages and ensure contract compliance.
- Handle all details of move‑ins and move‑outs, including apartment inspection check‑lists and resident service.
- Assist in development of the annual budget and work within the established budget.
- Ensure all maintenance requests are handled on a timely basis and keep written records of all maintenance work completed.
Qualifications
- Minimum 1‑3+ years prior site management or apartment management housing experience, preferably in affordable housing.
- Strong knowledge of compliance (LIHTC, HUD Sec. 8, RD, others) preferred.
- Minimum 1+ year team supervision experience, including training and performance management skills.
- Demonstrated customer service or sales experience a plus.
- Strong MSOffice skills (Word, Excel, PowerPoint, Outlook).
- Yardi Voyager or other accounting/housing software experience desired.
- Accounting experience with budgeting, accounts receivable & payables, variance analysis strongly preferred.
- Reliable transportation and valid driver’s license needed.
Education
- Minimum high school degree or GED required.
- Associate’s degree in business or some college desired; bachelor’s degree a plus.
- Certifications preferred or willing to obtain: Certified Occupancy Specialist (COS), Tax Credit Specialist (TCS), LIHTC, S.T.A.R. Training, others pertinent to affordable housing industry.

Compensation and Benefits
- Competitive salary range $55,000 – $72,000 per year.
