Job Overview We are seeking a Community Manager (Affordable) to oversee the operations and management of our affordable apartment community at Redwood Square Apartments in Sacramento, CA. The role is full-time with full benefits and a pay range of $33.00–$34.00 per hour (100% housing included). As the Community Manager you will maintain high standards of resident satisfaction, apartment maintenance, marketing and financial performance for this affordable property.
Key Responsibilities
Oversee daily operations of an affordable multi-family apartment community, ensuring the property remains a safe, well-maintained, and welcoming environment for all residents.
Lead, mentor, and supervise on-site apartment staff, guiding customer service, leasing, and resident relations to ensure smooth operation.
Manage the leasing process, including marketing available units, conducting tours, processing applications, and executing leases for new residents.
Create and maintain budgets, prepare monthly financial reports, and monitor expenditures to ensure financial performance.
Conduct regular interior and exterior inspections to maintain community condition and ensure compliance with company and regulatory standards.
Administer resident programs and services to build a strong community and maintain high resident satisfaction.
Oversee interior and exterior renovations, ensuring projects are completed on time and within budget.
Ensure compliance with housing regulations.
Handle resident concerns and complaints professionally, striving to resolve issues quickly and fairly.
Prepare and submit annual operating budgets and perform quarterly budget reviews.
Maintain records for resident transactions, including move-ins, move-outs, rent collections, and renewals.
Foster a team-oriented environment, working closely with corporate leadership and staff to achieve community goals.
Drive business purposes, including bank deposits, community supplies, competitive analysis of neighboring communities, and other duties as assigned.
Who You Are (Requirements)
2–3 years of experience in property management, specifically supervising affordable apartment communities.
Experience with affordable properties, HUD, LIHTC, PSH, Section 8, senior housing, or rural development.
Hands-on experience overseeing daily operations of a multi-family community with strong leadership skills.
Strong understanding of financial reporting, budgeting, and rent collection for apartment communities.
Proficiency with property management software, such as Yardi and/or MRI.
Excellent verbal and written communication skills to engage residents, staff, and vendors.
Strong organizational skills and attention to detail when managing operations.
Passion for delivering top-tier customer service and fostering a positive resident community.
Physically able to lift and carry up to 25 pounds.
Valid driver's license and proof of automobile liability insurance.
